Job title: Associate (Development & Cost Advisory)

IN BRIEF:

  • This is a very exciting opportunity for someone ambitious with a passion for Property, Construction & Business Management.
  • Our client is a highly established and respected Property Advisory & Project Management Consultancy with over 20 years’ experience in the NSW Construction and Property industry.
  • Operating across multiple property sectors including Commercial, Retail, Education, Residential and Hotels, this company partners with some of the most well-known property investment funds and is synonymous with excellence from development stage right through to delivery and project execution.
  • Due to internal growth there is now an opportunity for a seasoned qualified Quantity Surveyor with exposure to Financier Quantity Surveying to join the business.
  • This is a new role within the company and therefore requires a self starter; someone who is entrepreneurial with high EQ, strong communication skills and the natural ability to build rapport across multiple levels.
  • This isn’t an everyday Quantity Surveyor role. It is a unique opportunity to integrate and embed the cost management function within an existing and successful business and therefore will suit someone seeking a move away from a Tier 1 or Tier 2 Consultancy with the desire to build out new capabilities from scratch.
  • This position will support multiple departments within the company including Property Advisory, Development Management and Project Management, therefore a candidate with experience across Property or Project Management, combined with Quantity Surveying would be highly aligned.

PERSONAL QUALITIES AND EXPERIENCE:

The following experience/qualifications are desirable:

  • Tertiary qualifications in Quantity Surveying, Property, Construction Management or Engineering;
  • Membership of a relevant professional body and/or relevant professional qualification is desirable, such as RICS or AIQS;
  • Minimum 10 years’ experience in quantity surveying within a relevant business environment;
  • Excellent time management skills coupled with the ability to manage multiple assignments and tasks concurrently and work to deadlines
  • Excellent communication and interpersonal skills that strengthens client confidence;
  • Demonstrated skills in business planning, business case development and financial reporting;
  • Proven experience in the ability to lead, influence and communicate with others and in creating high performing teams;
  • The ability to operate successfully in a commercial environment and previous experience of managing project commercial performance is necessary. Strong business acumen and commercial awareness is required to assess margin, risk and cashflow;
  • A valid construction industry White Card.

Responsibilities:

  • Quantity Surveying duties inclusive of Cost Planning, Risk Management, Contract Administration & Commercial Management of a variety of projects & productive assets ranging in value from $5m to $300M+;
  • Accountable for the activities of the cost advisory department, providing advice and guidance to other members of the team;
  • In conjunction with the relevant team member(s), be accountable for the profitability of the project(s), and develop an appropriate commercial strategy for the project(s) to ensure delivery of required margins;
  • Contribute to the management and maintenance of a contract cost reporting system, ensuring all financial information is managed and up-to-date and tracked with budget/tender allowances, commitments and deviations highlighted and managed;
  • Standardise internal processes and reporting for internal Quality Management systems
  • With other members of the team, produce and provide accurate forecasts of project cost to completion and final value;
  • Continually monitor projected costs to completion in line with budget;
  • Ensure that necessary interface information between customer, contractors, developers and other departments is provided in a timely manner;
  • Pro-actively monitor cash flow and valuation plan, ensuring applications are made correctly and in a timely manner;
  • Ensure contract variations are identified, valued and turned into agreed variation orders with the client in a timely manner;
  • Assist in ensuring effective records are maintained to support claims and that applications for payment for variations are issued in a timely manner;
  • Take an active role in assisting the Property Advisory, Property Development & Project Management teams in arranging and undertaking project reviews and issue of associated reports, including technical due diligence;
  • Provide accurate monthly reporting of cost and value on the project(s) in line with the Company’s reporting process;
  • Be responsible for the preparation and agreement of final accounts with main contractors and associated clients.
