POSITION SUMMARY
Based out of New Glasgow, Halifax or Mississauga, the Leasing Manager owns the deal process for an assigned portfolio of commercial properties from sourcing and initial inquiry to offer, renewal activities, and opening. The Manager, Leasing proactively monitors and manages their portfolio to implement proactive leasing and marketing strategies, hit leasing targets, minimize risk and achieve financial objectives. Additional duties of the Leasing Manager include but are not limited to:
- Plays a key role in the strategic positioning of assets with a focus on revenue growth. Works collaboratively with key stakeholder groups, to understand business objectives and align leasing efforts with Own and Operate strategy for the portfolio.
- Develops, builds and maintains relationships with existing and prospective tenants, brokers and retail representatives.
- Leases space in existing properties and leads leasing negotiations and planning for new locations, renovations, and developments in accordance with budget requirements.
- Strategically leads and negotiates all leases and associated terms and documentation (agreements, amendments, renewals, etc) in alignment with business and leasing goals, ensuring quality, accuracy, completeness, and timeliness of leases.
- Develops and maintains accurate and organized leasing records and reports for internal use as required – leasing activity, leasing status, prospective tenants, budgets, forecasts, market, demographics, and so forth.
- Demonstrates market expertise and awareness to provide leasing recommendations, informed by comparable industry data benchmarks, best practices and evolving requirements, competing properties and developments, and strategic priorities and measures of success.
- Collaborates with other key internal stakeholders to create, implement, and evaluate strategic marketing and tenant relations initiatives designed to curate the best tenant mix for the property and community, enhance business relationships with existing and prospective tenants, and maximize property value.
- Coordinates lease buy-outs, surrenders, assignments, tenant buildouts, etc. with all necessary departments.
- Contributes to annual budget revenue projections and provides detailed leasing, maintenance capital and revenue reforecast monthly and as required.
- Engages across all levels of the organization to create and promote a safe and respectful work environment.
- Other special projects and tasks as assigned.
