Description:

FCI Residential is a part of Florida Crystals Corporation’s real estate division, which focuses on multi-family residential development in urban and in-fill areas. The real estate division currently has approximately 3,300 units in the development process throughout Florida.

ESSENTIAL EDUCATION REQUIREMENTS

  • High School diploma or equivalent is required. College degree is preferred.
  • Minimum two years’ experience in residential property management or related field is required.
  • English required (bi-lingual a plus)

Responsibilities:

Personnel

  • Recruit, select and retain qualified associates creating a team that works well together.
  • Provide training and leadership for all team members, as well as ongoing supervision and performance evaluation.
  • Supervise and continually engage all on-site team members under his/her supervision. Identify areas for improvement, coach, council and document. Follow approved procedures to ensure behavior is corrected.
  • Review annual performance evaluations.
  • Review mystery shopper’s report with associate to ensure that quality, enthusiasm and motivation continues to be the Company standard.

Financial

  • Complete annual budgets with Regional Manager.
  • Maximize revenue by controlling expenses. Review weekly expenses and budget with Maintenance Supervisor and Assistant Manager.
  • Process invoices weekly. All invoices require being processed in the month the expense is realized. If it’s late in the month, not to exceed 30 days from invoice date.
  • Submit variance reports on time and accurately to Regional Manager. Attend monthly variance meetings to review findings.
  • Review and analyze all operational reports including the property’s lead management performance, delinquencies, daily pricing recommendations and renewal status.
  • Daily review and approve rent adjustments as necessary according to availability based upon monthly/quarterly written review of market conditions.
  • Submit Weekly Operational Report to Regional Manager on time.
  • Review financial reports weekly and take action to correct discrepancies related to month end close of financials.
  • Continually identify potential new sources of income.

Asset Preservation

  • Conduct quarterly property inspection to ensure that compliance with FCI Residential’s quality standards are met.
  • Recommend maintenance and capital improvements and continually act in a manner such as to maintain and enhance the property’s value.

Administrative Management

  • Review all potential legal problems and inform Regional Manager.
  • Identify and correct any risk management liabilities.
  • Conduct short morning team meetings with team members.
  • Review safety standards and conduct monthly safety awareness meetings with staff.
  • Responsible for all necessary measures so that all projects operate in compliance of all local, state and federal law
  • Possess thorough knowledge of and ability to exercise judgment and discretion in applying and interpreting policies and procedures.
  • Complete required training courses either online or in person meetings.

Marketing / Resident Retention

  • Review and respond to resident and prospect online reviews. Address any issues with associate if named.
  • Create and oversee content for social media.
  • Monitor all websites for accuracy multiple times per week.
  • Daily review of Resident Portal and Resident Reward portals.
  • Be knowledgeable about market and competing property performance. Review market surveys weekly with team.
