Role Mandate:
The Regional Director, Construction is responsible for overall construction of base building, including budgets, contracts, schedules and standards for all banners regionally .
Accountabilities:
Scope of Work and Budgets:
- Responsibility of evaluating and determining costs by preparing a budget, showing both soft and hard costs and coming up with ways to reduce budgets (value engineering)
• Manage and develop relationships with landlords, consultants, vendors and contractors • Work effectively and collaborate with Real-Estate/ Legal, Design, Maintenance, Procurement and Operations teams.
- Plan and develop projects with the Real-Estate and Operations teams.
- Execution and management of the Capital Plan and special projects
- Cost control and reporting to the leadership team, review project budgets and schedules
- Approve all plans submitted by landlords for accuracy in accordance with schedules (leaseholds)
- Work with internal teams to provide a construction perspective on how to successfully incorporate scope, initiatives, standards into projects (LOI’s/ Schedule C’s).
- Analyze, manage, and mitigate risks
- Identify complete scope of work required to encompass LPL and Operating Divisions’ requirements and needs.
- Ensure accurate and realistic pricing by general contractors and sub trades through tendering process.
- Complete clear and concise tender documents, allowing for competitive pricing of projects; review sites to ensure geo/environmental issues are addressed cost efficiently.
- Minimize extras due to errors and omission and ensure LPL standards are implemented and due diligence is accurate.
- Provide expertise to resolve project-based construction issues as and when required
- Provide guidance on local code and regulation compliance requirements
- Provide strategies for all contract requirements and follow up with proper bid analysis and signed documentation.
- Spearhead and manage the civil engineering of all sites in a cost effective manner.
- Identify and lead initiatives to support the growth and development of our team/ coaching and succession planning
Scheduling: • Overseeing the construction project from the conception phase to the construction phase and coordinating deadlines to make sure that the project is completed within the stipulated timeframe.
- Ensure construction projects run smoothly and contractors meet deadlines.
- Monitor Schedules and resolve delays to meet completion date. Advise business of delays.
- Responsible for coordination with store personnel and LPL Execution team.

Monitor Construction Projects:
- Monitored project costs closely, identify “extras” early, and ensure appropriations are prepared and signed off prior to proceeding.
- Provide creative, cost-effective approaches to all construction schedules to ensure projects meet the expectation of LPL and the Operating Divisions.
- Provide technical expertise on construction related issues.
- Co-ordinate base building schedule with fixturing deliveries.
- Attend weekly Construction/Real Estate Meetings and provide expertise as required.
- Help prepare accurate real estate deals when working jointly with developers.
Contracts:
- Ensure complete and timely contract preparation through Contracts Manager and sign off prior to 2nd progress draw.
Manage & Inspect the Work of All Trades:
- Ensure work is completed to LPL’s standards and specifications.
- Minimize the long-term maintenance costs of the building.
- Set and enforce standards for inspections and testing by all Consultants.
- Ensure building/site/off site standards meet LPL requirements.
Review Alternate / Cost-Saving Solutions:
- Review onsite conditions when not anticipated in original soils/environment reports; alternate solutions include cost and schedule implications to ensure the best solution (i.e. balance costs with long term durability).
- Proactively seek opportunities to reduce costs for construction across all banners.
Forms/ Invoices:
- Ensure all contract invoices; extras are coded and invoiced accordingly.
- Ensure all contractor forms are completed and signed accurately at the appropriate time by V.P. Construction, i.e. proposal forms.
- Review and issue pre-tender contracts, i.e. steel/demo.
- Ensure all changes are signed prior to proceeding with work.
Role Requirements:
- Post secondary education with a certificate in Project Management preferred
- Practical knowledge based on 10 years’ previous working experience on commercial projects
- 5-7 years of supervisory experience required
- Energetic individual able to work independently and within a team environment
- Proven negotiating skills.
- Extensive construction management experience
• Ability to effectively direct and motivate the work of others • Strong ability for financial reporting, cash flow and forecasting

- Strong verbal and written communication skills, interpersonal and problem-solving skills
- High organizational skills and ability to multi task
- Ability to work in a fast-paced sometimes-unpredictable environment
- Must be able to work days, evenings and occasional weekends
- Proficient with computers with a solid working knowledge of Windows, Excel, Word and PowerPoint
