Summary/Objective*
The Lead Estimator is responsible for the ultimate success (i.e.: profitability, client satisfaction and value) of each estimate they are assigned to. The Lead Estimator plans and directs all activities required for a complete estimate. The Lead Estimator provides estimates, budget control, bid coverage, and procurement during the pre-construction and construction phases of a project across all scopes, systems, and assemblies. Estimates vary from conceptual to lump sum bids.

Estimate/ Procurement Process*

  • Responsible for leadership/ management of a complete estimate process and submission, to be reviewed with the Director of Estimating prior to client submission, including preparation of presentation documents, summary sheets, trade backup, qualifications/clarifications, special studies and estimating documents.
  • Responsible for leadership/ management of a complete procurement process finalizing award of each trade contract required for a project.
  • Accountable for the completion and accuracy of estimates and procurement performed by other estimating staff on the project.

Communication*

  • Responsible for performing and managing communications with the client, design team, trade contractors, and in-house staff during preconstruction, estimating and procurement exercises.

Scopes of Work*

  • Responsible for creation of all scopes of work along with a complete review of project documents specific to each trade during the estimate process.
  • Responsible for creation of scopes that can be used to level all received proposals.
  • Responsible for expansion and creation of all scopes of work along with a complete review of project documents specific to each trade to complete the procurement process and minimize scope gaps.
  • Accountable for the completion and accuracy of scopes created by other estimating staff on the project.

Takeoffs*

  • Accountable & responsible for quantity take-offs by executing electronic take-offs for major trades of construction projects.
  • Accountable for overseeing takeoffs performed by others.

*

Trade Contractor Coverage*

  • Accountable & responsible for trade contractor coverage by creating, reviewing, and expanding the bid list for each estimate.
  • Responsible for managing/ performing trade contractor outreach.
  • Accountable for obtaining cost proposals from trade contractors.

Labor/ MWBE/ Union*

  • Accountable & responsible for meeting labor requirements including but not limited to union participation, local participation along with any required MWBE compliance and participation on each project.

Cost Analysis*

  • Accountable Responsible for preparation of cost estimates electronically by outlining material, labor, equipment, subcontractor, and overhead costs in a per unit breakdown.
  • Accountable for preparation of cost estimates performed by other department staff.

Project Documents*

  • Responsible for analyzing project documents for completeness.
  • Accountable for logging of all documents

Prequal Process*

  • Accountable & responsible for completion of the trade contractor prequal process.

Industry Knowledge / Resource Development*

  • Accountable & responsible for resource development/ maintenance on products, vendors, trade contractors, government requirements, etc. for complete and up to date estimates.

Personnel Development*

  • Responsible for improving direct reports’ performance of their essential functions and competencies to help them advance. Delegate tasks based upon workload and skills set. Provide oversight, coaching, training, and feedback on a regular basis, ensuring that direct reports understand their roles.

Supervisory Responsibility*
This position supervises Estimators, Assistant Estimators, Takeoff Engineers, and other staff assigned to the estimate.

Work Environment*
This job operates in a professional office environment. The person in this position must be able to communicate clearly and exchange accurate information. The employee must regularly lift or move up to 10 pounds and frequently lift or move up to 25 pounds.

Physical Demands*
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. This is largely a sedentary role; however, some filing may be involved. This would require the ability to move files, open filing cabinets, and bend or stand as necessary. The employee is frequently required to position self to stand and/or walk to other areas of the office. The employee must regularly lift or move up to 10 pounds and frequently lift or move up to 25 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

Position Type/Expected Hours of Work*
This is a full-time position. The days and hours of work are Monday through Friday, 8:00 a.m. to 5 p.m. Occasional evening and weekend work may be required as job duties demand.

Travel*
No regular travel is expected for this position if in office. Travel to and from job site as well as Client offices as needed.

Education*

  • Bachelor’s degree in construction management architecture, engineering, accounting, financing, business or equivalent.
  • 5 years’ experience with the bid process, working on estimates including conceptual, ground-up, and major projects.
  • Mastery of superstructure, site, MEP trades, and AHJs.
  • Proficiency in Microsoft Office and applicable estimating software

  • Must provide examples of preconstruction projects.
  • Must provide examples of successful competitive bids.
