TỔNG QUAN / JOB SUMMARY: Nhân viên Kế toán kiêm Hành chính chịu trách nhiệm đảm bảo tính chính xác, đầy đủ và tuân thủ của các nghiệp vụ kế toán và báo cáo tài chính tại dự án theo chuẩn mực VAS và quy định công ty. Đồng thời, vị trí này hỗ trợ công tác hành chính, phối hợp với các bộ phận liên quan để duy trì hoạt động văn phòng hiệu quả và đóng góp vào công tác quản lý, kiểm soát chi phí và thu hồi công nợ tại dự án. / Accountant cum Admin is responsible for ensuring the accuracy, timeliness, and compliance of all financial transactions and reports at the site level, in accordance with VAS and company policies. This role also provides administrative support to maintain smooth office operations, coordinate with relevant stakeholders, and contributes to efficient project management through proper documentation, cost control, and debt recovery. TRÁCH NHIỆM CÔNG VIỆC / RESPONSIBILITIES 1. Công tác kế toán / Accounting Thu tiền khách thuê, lập phiếu thu chi, hạch toán vào sổ quỹ tiền mặt và ngân hàng. / Collect payments from tenants, prepare cash /bank receipts and payment vouchers, and record transactions in the cash and bank ledgers. Lập thông báo phí, theo dõi và thu hồi công nợ đúng quy trình. / Issue fee notices, monitor receivables, and follow up on overdue debts in accordance with the company's debt collection procedures. Hạch toán các nghiệp vụ phát sinh vào phần mềm kế toán. / Record all financial transactions and prepare financial reports into accounting software. Quản lý kế toán công nợ phải trả, thanh toán cho NCC, hoàn cọc, ký quỹ,... / Manage accounts payable, process vendor payments, deposit returns, security deposits, and other related payments. Kiểm kê kho vật tư định kỳ, lập báo cáo nhập – xuất – tồn. / Conduct regular inventory checks of materials and supplies; prepare stock-in /out /balance reports Thực hiện báo cáo Flash hàng tháng, hỗ trợ công tác kiểm toán nội bộ định kỳ và đột xuất. / Prepare monthly Flash Reports and support both scheduled and ad-hoc internal audits. Tham gia giải quyết khiếu nại khách thuê liên quan đến phí. / Handle tenant complaints related to service fees as needed. 2. Công tác Hành chính / Administrative tasks Quản lý văn phòng phẩm, vật tư kỹ thuật, thẻ xe, thẻ ra vào / Manage office supplies, technical materials, access cards, parking cards, and other administrative items Lưu trữ hồ sơ thanh toán, hợp đồng, hóa đơn theo quy định. / Maintain and archive payment documents, contracts, and invoices in accordance with company policy. Quản lý văn bản, công văn đến /đi của tòa nhà. / Manage incoming and outgoing documents, official letters, notices, and meeting minutes of the building Hỗ trợ các bộ phận khác khi có yêu cầu, phối hợp thực hiện các công việc chung của dự án / Provide support to other departments upon request and coordinate to ensure the smooth operation of site-level activities. YÊU CẦU / REQUIREMENTS: 1. Trình độ: Đại học chuyên ngành Tài chính doanh nghiệp, Kế toán – Kiểm toán hoặc tương đương / Education: Bachelors degree in Corporate Finance, Accounting, Auditing, or a related field. 2. Kinh nghiệm: Tối thiểu 2 năm làm việc trong lĩnh vực kế toán, ưu tiên từng làm trong mảng BĐS, vận hành tòa nhà / Minimum of 2 years in accounting; experience in real estate or property management is a plus. 3. Kiến thức: Hiểu rõ về chuẩn mực kế toán VAS, quy định pháp luật về thuế và nghiệp vụ kế toán / Solid understanding of Vietnamese Accounting Standards (VAS), tax regulations, and general accounting practices. 4. Kỹ năng giao tiếp tốt, xử lý tình huống linh hoạt / Strong communication and flexible problem-solving skills. 5. Tư duy phân tích và tổ chức công việc / Analytical thinking and task organization. 6. Quản lý thời gian, tuân thủ deadline / Time management and deadline compliance. 7. Thành thạo tin học văn phòng và phần mềm kế toán / Proficiency in Microsoft Office and accounting software. 8. Trung thực, tỉ mỉ, có trách nhiệm và chịu được áp lực công việc / Integrity, attention to detail, responsibility, and the ability to work under pressure.
