(On-site). You will bring a bachelor's degree in accounting, 5-7 years of progressively responsible accounting and personnel management experience, and a desire to learn our business operations from top to bottom in order to contribute significantly and broadly. Accounting Manager – Duties and Responsibilities Lead and be accountable for the day-to-day performance of the property accounting function for a portfolio of 160+ self-storage properties, including accuracy, consistency, and service levels Deliver scalable accounting capacity by ensuring the team can absorb portfolio growth through increased properties per accountant, without a proportional increase in headcount Be accountable for the quality of financial reporting, including review, approval, and resolution of complex or escalated accounting issues Ensure effective execution of monthly, quarterly, and annual accounting deliverables, holding the team accountable to established standards and timelines Establish and maintain internal controls and documented procedures that support consistency, compliance, and growth Serve as the primary accounting partner to operations and field leadership, resolving issues and aligning accounting practices with business needs; periodic travel required Provide leadership input into staffing models, workload distribution, and organizational design as the portfolio and business evolve Lead and complete special projects and analyses that support business initiatives, development activity, and operational efficiency Support the annual budgeting process, ensuring accuracy, completeness, and coordination across accounting and operations Maintain ongoing accountability for professional and regulatory awareness, including research to stay current on accounting standards, tax considerations, and regulatory or legal changes that impact self-storage management and development (e.g., revenue recognition, sales and use tax, property tax, unclaimed property, lien and auction requirements) and proactively assess and communicate their impact on company practices Model ownership and accountability as a leader within the accounting and finance organization ________________________________________ Accounting Manager – Skills and Qualifications Leadership & People Management Demonstrated experience managing and developing a team of accounting professionals, including performance management and professional development Proven ability to coach and elevate staff to handle increased workloads while maintaining quality Accounting & Technical Expertise Strong working knowledge of GAAP and property management accounting, including multi-entity reporting, accruals, and internal controls Ability to independently review and evaluate work prepared by others and identify risks or errors Operational & Analytical Capability Experience analyzing workloads, productivity, and portfolio complexity to inform staffing and process decisions Ability to identify inefficiencies and implement process improvements that increase team capacity Cross-Functional Effectiveness Experience partnering with non-accounting stakeholders to resolve issues and support business objectives Strong judgment in balancing accounting rigor with operational practicality Communication & Organization Clear, direct communicator with the ability to set expectations and provide actionable feedback Strong organizational skills and ability to manage competing priorities Systems & Tools Advanced Excel proficiency and experience working within ERP systems; NetSuite experience preferred Ability to adapt quickly to new systems and reporting tools Mindset & Fit Expert customer and team orientation, anxious to jump in and help along a broad business spectrum Results-oriented leader motivated by building scalable teams rather than remaining an individual contributor Comfortable operating in a growth-oriented, fast-paced environment Strong interest in understanding the operational drivers of the self-storage business
