Job Title: Acquisitions Executive – Multi-sector
Salary: 40k and uncapped bonus
Reports to: Business Development Director

Responsibilities

PURPOSE OF THE ROLE

The Acquisitions Executive will be responsible for sourcing, appraising, and executing property acquisitions across a range of sectors. While early years nurseries remain a core focus, this role will also explore value-add opportunities in residential, mixed-use, and wider development projects.
This is a deal-driven role for someone with a strong commercial mindset who can spot opportunities, structure deals, and deliver value through acquisition and development.

KEY RESPONSIBILITIES

Deal Sourcing & Origination
Proactively identify new freehold, leasehold, and development opportunities across multiple sectors.
Build and maintain a strong network of agents, developers, landlords, and investors.
Track market trends and competitor activity to uncover off-market opportunities.
Position the Group as a credible, reliable counterparty for repeat deal flow.
Appraisal & Due Diligence
Undertake rigorous financial and commercial appraisals to assess feasibility and value creation.
Coordinate planning, legal, and technical due diligence, ensuring robust decision-making.
Work with consultants to evaluate planning risk, use class opportunities, and development potential.
Identify creative structuring options (JV, leasehold vs freehold, forward funding, etc.) to unlock value.
Deal Execution
Lead the preparation of Acquisition Reports and investment packs for approval.
Support and, where appropriate, lead negotiations to secure the best commercial terms.
Drive transactions through to completion, liaising with solicitors, consultants, and stakeholders.
Ensure acquisitions are aligned with the Group’s strategic and financial objectives.
Development & Value Creation
Evaluate opportunities for asset repositioning, redevelopment, or change of use.
Support the design and planning process through to RIBA Stage 2 to validate feasibility.
Ensure developments meet operational, regulatory, and financial requirements.
Maximise returns by identifying innovative ways to extract value from each acquisition.
About You
Experience in property acquisitions, development, or investment.
Strong deal-making and negotiation skills.
Commercially astute, with the ability to assess risks and structure transactions effectively.
Skilled at building and maintaining professional networks to originate deal flow.
Analytical, detail-oriented, and confident in financial modelling and appraisals.
Entrepreneurial mindset – proactive, driven, and outcome-focused.
