The AIM ensures each asset is positioned for success — operationally, financially, and resident-experience–wise — from day one. Core Responsibilities Lead Property Onboarding & Integration Own the operational side of the acquisition-to-operations handoff. Partner closely with Acquisitions, Asset Management, and Regional Managers to align on key information, risks, and goals. Lead the execution of onboarding tasks, including lease audits, rent roll integration, signage updates, resident communications, CapEx kickoffs, and system setup. Ensure new assets are fully integrated into company systems (PM software, reporting tools, SOPs, etc.). Serve as the primary support for onsite teams through the first 90 days of ownership, ensuring a smooth transition. Support Due Diligence & Staffing Participate in late-stage due diligence to assess operational feasibility and immediate needs. Identify and flag operational risks or opportunities before close and ensure mitigation plans are in place post-close. Support HR in staffing efforts for new acquisitions as needed. Other duties as assigned to help Birgo improve lives through real estate What Success Looks Like New properties are fully transitioned and operating according to business plans within 90 days. Onboarding milestones and SOPs are completed on schedule. Operational risks identified during diligence are addressed and resolved. Resident satisfaction remains strong during and after transition.
