POSITION SUMMARY: As the Affordable Assistant Community Director, you will support the overall day-to-day activities of the apartment community by performing basic bookkeeping and rent collection, maintaining strong tenant relations, and inspecting and showing vacant units. ESSENTIAL JOB FUNCTIONS: * Assist Community Director in meeting targeted revenue goals by exceeding occupancy budgets, improving resident retention, and monitoring the property's financial performance. * Maintain accurate resident records. * Update daily all rents, deposits, and application fees received. * Issue appropriate notice when necessary (e.g., late payments, eviction notices, returned check memos). * Deposit all receipts before the bank closes each day. * Inspect move-outs and vacancies. * Be knowledgeable of all phases of leasing and resident retention. * Keep daily records on lease renewals and terminations. * Greet prospective clients, show community, and aid in leasing duties. * Performs all other duties as assigned SPECIFIC EDUCATION OR EXPERIENCE: * Minimum 2 years of multi-family property management experience required. * Bachelor's degree preferred. * Must have affordable/tax credit experience. * Must be willing to work weekends. * Must have affordable/tax credit experience. PHYSICAL DEMANDS AND WORK ENVIRONMENT: * Frequently sit, stand and walk. * Regularly required to talk or hear. * Frequently required to use hands or fingers to handle or feel objects, tools or controls. * Occasionally required to climb or balance, stoop, kneel, crouch or crawl. * Occasionally lift and/or move up to 25 pounds. * Vision abilities to include close vision, distance vision, peripheral vision and the ability to adjust focus. * The noise level in the work environment is usually moderate. * Temperature in the workplace is typically moderate, though the ability to withstand seasonal cold and heat of the outdoors is necessary.
