ROLE SUMMARY: The Affordable Leasing Specialist owns compliance and leasing operations across RMS Companies' portfolio of income-restricted apartments, which includes LIHTC, Project-Based Section 8, HOME, Build for CT, workforce housing, and locally regulated BMR units. As RMS continues to grow its affordable housing footprint, this role will expand accordingly. The Affordable Leasing Specialist reports to the Regional Manager. ROLE RESPONSIBILITIES: • Manage all initial certifications and annual recertifications across the affordable portfolio, including collecting and verifying income documentation and completing all required program forms • Maintain accurate records and track upcoming compliance deadlines in Yardi Affordable • Manage annual and periodic compliance audits • Fill affordable vacancies by managing waitlists and qualifying applicants against program requirements • Guide prospects through the affordable application process and communicate waitlist status • Maintain waitlist integrity • Manage all resident communication through the CRM • Support the leasing team with move-in coordination, CRM maintenance, and renewal tracking as workload allows • Handle ad-hoc tasks as needed ROLE REQUIREMENTS: • Experience with affordable housing compliance strongly preferred (LIHTC, HUD, HOME, or local BMR programs) • Familiarity with Yardi, particularly the Affordable module, is a plus • Professional certifications such as HCCP or COS are a plus but not required • Highly detail-oriented and organized with the ability to own a process end-to-end • This is a full-time, in-office position based at our headquarters in Stamford, CT
