JOB OVERVIEW:

We are actively looking for a highly motivated Analyst to join the Canadian Debt Investments team reporting directly into the Director, Canadian Debt Investments (Calgary). In this role, you will support QuadReal’s Real Estate Debt program comprised of $11.6 billion in direct real estate mortgage investments with best-in-class real estate owners, developers, and partners.
The Analyst position is a junior professional role, actively participating and supporting the Canadian Debt team to execute and manage investment opportunities. The Analyst plays a key role in the analysis of potential debt investment opportunities and monitoring the existing loan portfolio. The Analyst also plays a supporting role in conducting due diligence, negotiations, and loan structuring.

QUALIFICATIONS AND EXPERIENCE:

  • Education – Undergraduate degree with a major in Commerce, Real Estate, Finance, Urban Planning, Mathematics/Statistics, Computer Science or Economics. Working towards CFA, AACI or a similar designation is considered an asset.
  • Analytical – Strong quantitative and financial analysis skills; detail-oriented and proficient in building and analyzing complex data sets.
  • Software – Must have advanced knowledge of Excel (financial modelling), PowerPoint and Word;
  • Communication – Excellent communication and presentation skills; demonstrate an ability to effectively communicate and present results that articulate key themes and messages.
  • Organization – Must be able to allocate time effectively and work under pressure to meet tight deadlines, handle multiple demands and competing priorities, and adapt to new ideas and change. Comfortable following direction but also contributing to the direction.
  • Relationship – Must be extremely proactive and work well in a collaborative environment, with the ability to take guidance and complete tasks independently.
  • Values – Embrace QuadReal’s values and its culture of environmental sustainability and corporate and social responsibility.
  • Experience – 1-2 years of industry experience in the financial industry in an institutional environment, e.g. debt/mortgages, pension funds, banking, real estate company, life insurance, or a similar environment . A strong interest in developing a career within real estate is essential.

Responsibilities

RESPONSIBILITIES:

  • Underwriting real estate financing opportunities by assisting in the preparation of financial models across all asset classes in major Canadian markets;
  • Valuation of real estate assets using comparable transactions and cash flow valuation methodologies;
  • Assist in the preparation of investment committee memoranda and presentation materials for new and existing debt investments;
  • Run sensitivity analysis across various deal factors including interest rates, credit spreads, lease rates, construction costs, and IRR;
  • Conduct thorough due diligence of investment material and identify key risks;
  • Conduct thorough market research in support of potential debt opportunities and present insightful conclusions; and
  • Monitor the existing loan portfolio by conducting annual reviews on all outstanding investments;
  • Demonstrate professionalism and actively adhere to QuadReal’s compliance and risk management policies.
