Join our growing Richman Property Services (RPS) Maintenance Operations Team as a full-time Maintenance Supervisor in Austin, TX! Are you a bold, visionary multi-family Maintenance Operations leader ready to make a local and potentially national impact? Richman Property Services, Inc. is looking for a driven, innovative, and growth-minded Maintenance Supervisor to lead our dedicated Maintenance Team at Cyrus in Austin. Position: Maintenance Supervisor, full-time, 40 hours per week, Mon-Friday from 8:00-5:00pm, on-call/weekend rotation required Location: Cyrus, our brand new (currently under construction) 264-unit affordable residential community in Northeast Austin, TX (78723) What We Offer: At RPS, we invest in leaders who invest in us. The Maintenance Supervisor will receive a competitive base salary, eligibility for an annual discretionary bonus (paid quarterly), a comprehensive employee benefits package, a $40 monthly personal cell phone allowance, and eligible for year-end discretionary bonus. You are eligible for our "Texas Stay Program", which is designed to financially reward commitment, celebrate milestones, and support RPS new hires during their first year with RPS. You will receive the following bonuses during your first year: $500 after 90 days, $1,000 after 6 months of service, and $1,500 on your first year. All bonuses are paid in conjunction with our regularly scheduled payroll timeframes and dates and are taxable. Employees must be active at the time of the scheduled payout dates. What we are looking for: * 4 or more year's experience managing maintenance operations within a multi-family residential community, preferably affordable communities. Responsibilities: * Oversee daily repair and upkeep of the property * Manage the preparation of vacant units for occupancy within established deadlines * Manage service requests and response times, ensuring completion within established deadlines * Assist in maintaining curb appeal and general cleanliness of buildings and grounds * Interview, screen, and recommend candidates for maintenance technician or grounds personnel positions * Execute subsequent training of maintenance or grounds personnel * Manage scheduling and direct supervision of all in-house and/or vendor work * Maintain supply and tool inventory; oversee ordering and delivery of necessary supplies and equipment * Assist in disciplinary or promotional recommendations for maintenance and grounds personnel * Ensure OSHA standards are met at all times and maintain a safe work environment * Maintain logs and records; report unusual circumstances regarding the property * Uphold and demonstrate exceptional customer service; seek educational opportunities for personal growth Qualifications: * Education: 1. High school diploma or equivalent; trade/technical school or industry-related courses preferred * Experience: 1. Minimum four (4+) years maintenance experience as a Maintenance Supervisor, Maintenance Superintendent, or Maintenance Technician II 2. Experience managing maintenance operations in multi-family apartment communities, preferably luxury or Class A 3. Experience with Yardi software products a plus * Skills & Certifications: 1. EPA Section 608 Type I and II or EPA Universal Technician license required for position 2. Valid Driver's License required 3. CAMT and CPO certifications may be required within the first six (6) months of employment (RPS would pay for this if applicable) 4.
