We are currently seeking a Service Manager to lead the maintenance operations for our 97-unit community in Columbus, IN. If you’re a hands-on professional with strong technical skills and a passion for quality service, we want to hear from you.

POSITION OVERVIEW

The Service Manager is responsible for overseeing all aspects of property maintenance, including managing daily work orders, preventative maintenance, unit turns, and vendor coordination. This is a Working Service Manager role—you will supervise the maintenance team while also performing hands-on maintenance tasks.

QUALIFICATIONS

  • 3+ years of maintenance experience in multi-family or commercial properties
  • 1+ year of maintenance team leadership or supervisory experience (preferred)
  • Strong knowledge of HVAC, plumbing, electrical, and general maintenance
  • HVAC/EPA certification required (or ability to obtain)
  • Strong organizational and problem-solving skills
  • Ability to work in various weather conditions and lift 50+ lbs
  • Valid driver’s license and reliable transportation
  • High school diploma or equivalent; technical training a plus

Responsibilities
  • Lead and coordinate all maintenance operations for the community
  • Assign and monitor work orders, unit turns, and preventative maintenance schedules
  • Perform and oversee repairs related to HVAC, plumbing, electrical, appliances, and general carpentry
  • Ensure the property is clean, safe, and well-maintained at all times
  • Supervise and support the property maintenance team
  • Order and/or manage maintenance supplies and inventory
  • Work with Property Manager to manage maintenance budgets
  • Coordinate with vendors and contractors as needed
  • Participate in on-call emergency maintenance rotation
  • Ensure all work is performed according to safety regulations and company standards
