Job Summary The Area Management Specialist (AMS) is a roving position responsible for improving and maintaining operating standards and expectations at assigned properties. AMS will assist their supervisor and leadership team in evaluating property operations, creating and executing improvement plans, supporting staff training needs, and ensuring that properties meet and exceed operating and financial goals. AMS will also help cover staff outages and gaps, support staff onboarding, and help provide new employee training. This position reports to the Vice President of Property Operations. This position is not eligible for a hybrid work schedule Duties and Responsibilities: Training, onboarding, and supporting new Property Management staff Maintaining a schedule of recurring training, including external and cross departmental training Assume the duties of Property Managers when positions are vacant to support day-to-day function of sites and ensure a smooth handoff and onboarding to new staff Provide on-site support for new lease ups, to include leasing and marketing efforts, assist VPPO with creation and maintenance of policies and procedures, including tenant selection criteria, affirmative marketing plans, and referral agreements Provide administrative support to the Property Management team as needed Requirements Minimum Qualifications: High school diploma or GED Ability to speak, read and write in standard business English Intermediate skill with Microsoft Office applications (Word, Excel and Outlook) Minimum 2 years’ experience in Property Management Comprehensive knowledge of LIHTC, HUD and other regulatory Compliance programs Ability to solve problems independently Demonstrated ability to meet deadlines Knowledge of and experience working with a diverse populations and communication styles Preferred Qualifications: Valid Washington State Driver’s License, although not required Experience with RealPage Property Management software and Lumina Compliance Supervisory Responsibility: This is not a supervisory position. Physical Demands: Ability to perform the following essential physical requirements: Constant – hearing, seeing. Frequent – standing, walking on a variety of surfaces, lifting and carrying up to 20 pounds, climbing stairs, reaching (from knees to shoulders), repetitive hand and arm motion, handling/grasping, pushing/pulling, bending at the waist, twisting at the waist, crouching kneeling/squatting, reaching (below knees and above shoulders), operate common cleaning tools Occasional – Fine finger manipulation, talking, sitting, lifting and carrying up to 40 pounds, climbing ladders, working at heights. Seldom – crawling, using foot controls.
