Job Summary As the Area Manager at L&S, you will be responsible for managing all aspects of the production labor and will supervise a team of superintendents within a pre-assigned area. General Responsibilities Supervise a team of superintendents and superintendents in-training and support and evaluate their growth. Create and implement quality control and accountability protocols for supers’ work. Identify paperwork issues and guide superintendents in solving those issues. Manage builder relationships. Handle escalated builder issues. Manage dig lists and grounds. Maintain knowledge of neighborhood statuses. Carry a small house count to keep trade skills current. Manage sub crew, low-level accountability, back charges, pay, and accountability. Manage schedules. Collaborate with sub recruiters to address sub capacity needs. Collaborate with other AMs to analyze patterns and trends amongst neighborhoods, builders, sub crews, etc., and apply data-informed practices to improve the quality, efficiency, and delivery of production labor. Collaborate with other area managers to load balance subs and direct labor. Assist in resolving low-level material issues. Approve extras. Collaborate with the development program to implement the training schedule and assist with accountability of trainee compliance. As needed, participate in the assessment of knowledge, skills, and understandings of trainees at the “In-training” level. Assist the development program with super accountability measures while in training. Qualifications Tri-trade knowledge: plumbing, electrical, HVAC.
