Area Operations Manager - May Building, Pittsburgh, PA
The Area Operations Manager provides operations and administrative leadership to work on projects related to rent increases, occupancy, rent collection, and recertifications at properties in an assigned area as well as leading activities to ensure budget expectations are met, facilities management practices are followed, and day-to-day management of site-level staff is handled in accordance with Beacon Communities standards.
Supervision Received: Reports to Regional Vice President, Regional Property Manager, or Regional Management Director.
Supervision Exercised: May supervise site-level staff when staffing vacancies exist, as needed.
FLSA status: Exempt

Essential Functions of the Position: (Any one position may not include all of the duties listed, nor do the listed examples include all that may be found in positions of this class).

  • Examines site or area practices to ensure occupancy levels are at budget or better, where possible, including the review and processing of special claims, where applicable.
  • Examines, reviews, and ensures that rents allowed under applicable regulatory programs are being achieved, including overseeing, or directly managing the successful completion of rent increases and ledger reconciliations.
  • Review and lead efforts to ensure property budgets are followed and achieved, where possible.
  • Review and lead efforts to ensure that property expenses are effectively managed to adhere to budgeted guidelines.
  • Examines and reviews efforts to ensure that Net Operating Income is achieved and exceeded, where possible.
  • When vacancies exist, manages of site level staff in accordance with expectations of ownership and leadership in accordance with Beacon’s policies, practices, procedures, and values.
  • Examines, reviews, and ensures applicable rent collection procedures are followed, and benchmarks are achieved. This includes adherence with Beacon’s Housing Stabilization Plan, along with other activities such as direct involvement in bad debt processing, rent collection reporting, resident notices, and outreach, securing rent repayment agreements, rental assistance applications, and other legal-related matters.
  • Understands and effectively uses property management, accounting, and personnel-related software, including instructing staff on proper usage, as necessary.
  • When applicable, ensures that resident concerns are appropriately addressed in a timely manner.
  • Review and support efforts to ensure that regulatory compliance requirements are being reasonably followed in accordance with state, local, and federal requirements.
  • Completes special projects assigned by supervisor, which could include audit preparation for state, local, or agency required file audits, rent reconciliation projects, assistance with due diligence for a property acquisition, or backfilling a vacant role at a site level position.
  • Fosters a positive, active, and collaborative relationship with residents, communities, and associated.

Minimum Qualifications
Education and Experience: High school diploma or G.E.D. required. Associate degree or equivalent experience (business management, operations, communications, and administrative support) preferred. 4-6 years of Previous housing or property management experience preferred.
Qualifications, Abilities, and Skills: Proficient with Microsoft Office, Excel and Yardi system. Able to interpret and understand information generated from property management software reports. Exceptional interpersonal and personal organization skills required. Ability to work independently with minimum supervision. Ability to work in situations requiring time sensitive deadlines. Experience with financial reporting and metrics. Working knowledge of applicable local and federal housing laws.

Travel Requirements: This position is eligible for a hybrid or remote schedule as determined by supervisor and work assignments. Travel may also be required to attend meetings and training seminars.
