Description Job Title: Area Superintendent Department: D19 – Field Construction Reports To: Construction Manager – Field Operations Status: Exempt, Full time Position Summary: The Area Superintendent is a senior field leadership role responsible for the oversight, development, and performance management of multiple Site Superintendents across SC Swiderski’s single-family and multi-family residential construction portfolio. Unlike project-specific superintendent roles, the Area Superintendent focuses on people leadership, consistency of execution, and operational excellence across an assigned geographic area or group of projects. This role serves as the primary mentor, coach, and accountability leader for Site Superintendents I–III, ensuring that SCS standards for safety, quality, scheduling, documentation, and professionalism are applied uniformly across all job sites. The Area Superintendent partners closely with the Construction Manager – Field Operations, Project Managers, Safety, and Human Resources to build a high-performing superintendent bench, proactively address performance issues, support talent development and succession planning, and ensure field operations scale effectively with company growth. This role exists to ensure SC Swiderski does not rely on heroic individual superintendents, but instead builds a scalable, consistent, and well-led field organization, continuously advancing our reputation as a trusted, innovative builder of communities. Serve as the primary escalation point for Site Superintendents on personnel issues, site challenges, schedule risks, and compliance concerns. Establish clear performance expectations for Site Superintendents and reinforce consistent execution of SCS field standards. Conduct regular site walks focused on leadership effectiveness, safety culture, quality consistency, and documentation accuracy, rather than day-to-day task execution. Act as a role model for professional communication, conflict resolution, and decision-making under pressure. Training, Coaching & Talent Development: (25%) Mentor and coach Site Superintendents through formal and informal development, including onboarding, skill progression, and leadership readiness. Identify skill gaps and partner with HR and Construction leadership to implement targeted training and development plans. Support succession planning by preparing high-potential Site Superintendents for expanded responsibility. Lead or support superintendent training sessions related to safety leadership, scheduling discipline, quality control, and people management. Foster a culture of continuous improvement, feedback, and accountability across field leadership. People & Performance Management (25%) Collaborate with HR on recruiting, interviewing, and selection of Site Superintendents and key field leaders. Provide realistic input on candidate readiness, leadership maturity, and cultural fit. Conduct performance reviews, identify skill gaps, and establish personalized development plans, Assist with workforce planning to ensure appropriate superintendent coverage as projects ramp up or wind down. Partner with HR and senior leadership in the recruiting, onboarding, and retention of top field talent, Support onboarding and early-stage coaching for newly hired Site Superintendents. Mentor and develop Site-Superintendents levels I, II & III, to build a high-performing, self-sufficient field team, Through team leadership, utilizing our progressive disciplinary process, guide behavior, establish and communicate expectations, and remediate behaviors in a timely and effective manner, Representing the Construction Department’s interests in cross-functional collaboration with Development, Design, Accounting, Procurement, Maintenance, and Property Management teams, Act as a visible champion for SCS’s mission—building not just structures, but communities. Administrative, Operational Coordination & Continuous Improvement (15%) Oversee scheduling, logistics coordination, and time-off administration for Site Superintendents to ensure consistent site coverage. Balance workloads across the superintendent team and recommend adjustments as project demands change. Review and validate superintendent documentation, reporting accuracy, and system usage (Sage, Teams, etc.). Coordinate with Project Management and Safety to ensure consistent application of schedules, inspections, and reporting standards. Serve as a liaison between Field Operations, Project Management, Safety, HR, and executive leadership. Identify systemic issues affecting superintendent performance and recommend process improvements. Participate in lessons-learned reviews and contribute to SOP refinement for field leadership practices. Champion consistency, predictability, and professionalism across all assigned job sites. Requirements Qualifications: Education & Licensure: A bachelor’s degree in construction management or related field, or an equivalent combination of education & experience is required 10–15+ years of progressive experience in residential construction, including significant experience as a Site Superintendent, Demonstrated success leading, mentoring, and managing other field leaders. OSHA 30-hour certification (or ability to obtain within 90 days), Knowledge, Skills, & Abilities: Proven ability to lead people, not just projects. Strong working knowledge of construction sequencing, safety compliance, and quality control standards. Expert knowledge of residential construction methods, scheduling, and sequencing, Proficient in blueprint reading, project management software (e.g., Sage Construction Management, Procore, MS Project), and Microsoft Office applications, Experience administering performance management and progressive discipline. Excellent coaching, communication, and conflict-resolution skills. Ability to balance field presence with administrative leadership responsibilities. Comfort working across multiple sites and priorities without losing consistency. Proficiency with construction management systems, Microsoft Office, and collaboration tools. Proven ability to lead multiple concurrent projects and teams across locations, Demonstrated ability to mentor and inspire diverse teams in a fast-paced environment, Commitment to continuous improvement, innovation, and quality-driven construction practices, Work Schedule: 45–55 hours per week, Monday–Friday, with occasional Saturdays as project needs dictate. Must be able to travel between job sites. Must be available for regular travel, with occasional overtime or overnight stays depending on job site location. Physical Requirements: Must have a valid Class D driver’s license to work on our job/property sites, Regularly lift up to 25 pounds, Ability to stand and walk for long periods, (up to 10 hours/day) Frequent bending, kneeling, twisting, crouching, and crawling, Ability to climb ladders and work at various heights, Comfortable working on multi-story buildings and active construction sites, Tolerance for outdoor work in all seasons and weather conditions. Special Requirements: Regular travel is required, (in-state and occasionally out-of-state as business expands) May require overnight stays near job sites depending on project location, Must be able to manage multiple job sites and travel between them daily as needed, Must be willing to work occasional evenings or weekends based on project deadlines or emergencies. Work Environment: This position is based on active construction sites and involves exposure to a variety of weather conditions. The role may include working in dusty, noisy environments and navigating uneven terrain or incomplete structures. Candidate must be comfortable working on multi-story buildings and maintaining safety compliance in all conditions.
