Since 2018, GB has acquired and redeveloped over 2,200 residential units in Brooklyn, making GB one of the most active investors in the NYC multifamily market. With our expansion, Greenbrook is seeking to add an Asset Management Analyst to our team. Key Responsibilities: Underwriting & Acquisitions: Build and maintain complex pro-forma models for Brooklyn multi-family and mixed-use assets, evaluating acquisitions and potential repositionin. Assist the acquisitions team in performing sensitivity analyses, joint venture waterfall modeling, and property cash flow underwriting. Conduct sensitivity analyses and validate underwriting assumptions. Conduct sensitivity analyses and validate underwriting assumptions. Participate in ad hoc analyses. Assist with acquisition and disposition due diligence and asset financings. Maintain deal trackers and manage documentation across transactions. Asset & Portfolio Monitoring Review monthly and quarterly property performance and identify key variances. Coordinate with property management and internal teams to clarify operational issues and support performance improvements. Track compliance deadlines, reporting requirements, and key asset metrics. Prepare internal dashboards, investor reporting materials, and narrative summaries. Financial Analysis & Modeling Build, update, and maintain detailed Excel financial models to evaluate acquisitions, development, redevelopment, and portfolio performance. Analyze historical financial statements, rent rolls, operating trends, and market data. Conduct sensitivity analyses and validate underwriting assumptions. Support annual budgeting, forecasting, and business plan updates. Project Tracking & "Data Hub" Act as the central point of contact for the portfolio by managing a centralized tracker for due diligence milestones, renovation progress, and leasing velocity. Oversee the end-to-end investment life cycle, ensuring all closing requirements and post-closing business plans are met. Dashboards & Reporting Develop and maintain visual performance dashboards (Excel/Power BI) to monitor overall portfolio health. Provide detailed "Budget vs. Actual" variance reports for Principals to track asset performance against initial investment theses. Prepare quarterly investor reports Market Intelligence: Continuously track shifting rent premiums and sales comps in specific NYC neighborhood corridors (e.g.,Soho, Bed-Stuy, Bushwick) to inform acquisition strategies and disposition timing. Required Skills and Education: 1–3 years of experience in real estate private equity, investment banking, or acquisitions Advanced Excel modeling skills A unique blend of technical underwriting precision and proactive project management.
