Overview Aegis Living is looking for an Asset Management Project Manager. This will be a 6-month temporary position. The Asset Management Project Manager is responsible for leading interior improvement initiatives and new construction development in a high-acuity, luxury senior housing environment. This role is responsible for advancing multiple projects at a time, in coordination with relevant business partners and internal stakeholders. Responsibilities POSITION RESPONSIBILITIES Interior Renovations: · Oversee renovation projects including kitchen upgrades, flooring replacement, tenant improvements and other interior enhancements across existing, occupied communities. · Collaborate closely with interior designers to ensure design intent aligns with brand standards and resident needs. · Coordinate with community teams and with corporate office leadership to minimize disruption during renovation activities. · Establish project timelines including steps required to move projects from concept to installation on time and within budget. · Manage project schedules, budgets, and contractor performance for all interior improvement initiatives. · Communicate effectively and constructively, including establishing problem-solving if-then scenarios to game out solutions to multi-disciplinary issues. New Construction: · In partnership with Asset Management & Development Department leadership, advance the planning and execution of new senior housing developments valued between $75 - $100m. · Attract, vet and oversee technical consultants including architects, engineers, and specialty consultants. · Interface with local authorities having jurisdiction over entitlements and permitting. · Establish productive relationships with neighbors and community stakeholders during the construction period. · Attend regularly scheduled meetings with contractors, lenders, and other groups as required to ensure fluid communication during the construction period. · Ensure projects are delivered on time, within budget, and in compliance with all regulatory requirements. • Facilitate communication and alignment between internal departments including Asset Management & Development, Operations, Design, and Finance around turnover and occupancy. Qualifications SUCCESS FACTORS Success factors are the combination of skills, attributes and behaviors that, when applied, produce individual and organizational success. · Commitment to high quality standards and service. · Commitment to safety first, for both self and others, using OSHA standards to assess working conditions especially when on construction job sites. · Commitment to continuous improvement and learning. · Knowledge of multi-family housing, healthcare, or a combination of both is desired. · Ability to assess magnitude and downstream impacts of a given task; for example, knowing when it is appropriate to replace rather than repair equipment or assets based on expected useful life and function. · Strong communication skills (oral and written) · Demonstrated leadership and interpersonal skills · Demonstrated business competence (management and accounting) · Demonstrated passion and Áegis mission orientation QUALIFICATIONS · Bachelor’s degree in Construction Management, Architecture, Interior Design, or related field preferred. · 7+ years of project management experience in real estate development, preferably in senior housing, hospitality, or healthcare. · Proven experience managing both renovation and ground-up construction projects. · Strong understanding of interior design coordination and FF&E implementation. · Excellent communication, budgeting, and organizational skills. · Proficiency in project management software (Bluebeam, MS Project, Procore). · Must meet State requirements on criminal background check. · Must be willing to travel out of state minimum once per quarter to visit communities in California or Nevada Min Salary USD $60.00/Hr.
