This role is responsible for assisting the Asset Management team to deliver outstanding investment returns within the investment objectives and constraints established. The role will focus on strategically adding value to their assigned properties through leasing, capital expenditure, valuations and operational expense management. The assets will likely be office, industrial and large format retail but may include residential and infrastructure. This role will also be involved in the broader aspects of the real estate business, including research, and analysis and review of investment and divestment opportunities. Initially, the successful candidate will work with the Senior Asset Managers while they develop their skills, gain knowledge and hone their understanding of the portfolio. The successful candidate will be expected to progressively take direct responsibility for their portfolio while continuing to have support and guidance from the Senior Asset Managers. Primary Responsibilities Strategy Development and Execution Work with the Senior Asset Managers to develop strategic asset plans for each asset. Work with the investment teams to fully understand the position of each asset in its respective market from a leasing and investment perspective and underlying factors which may influence it, such as governmental initiatives, public infrastructure etc. Oversee the management of the assets so the portfolio is strategically positioned to add value. Preparation of annual budgets and reporting on performance against targets (monthly and quarterly) Build strategic internal and external partnerships and relationships outside and within the organisation to create opportunities and collaboratively execute business strategies. Build and maintain schedule of market intelligence which may include competitors, deals done and enquiry. Operations Management Management of property/facilities management contractor performance in accordance with the contract, brand and operational guidelines and service level expectations and set performance criteria. Participate in monthly management meetings to ensure accuracy in accounting, review leasing progress, maintain/improve facility usability and presentation. Contribute to the strategic evaluation of any new value add opportunities. Participate in leasing meetings, working closely with the appointed leasing team on the execution of the leasing strategy (including marketing, premises presentation and market assessments). . Performing property site inspections to ensure the required health and safety standards are maintained as well as compliance with any outsourced property management agreement and presentation standards. Oversee the site mobilisation leading up to practical completion of select development sites. Development Work with development teams and any external consultants to contribute to the effective delivery of the projects and operational plans through to management of commissioning. Financial Participate in the annual property budgeting process. Review monthly management reports to track income and expense performance. Ensure up to date market rent analysis/benchmarking is regularly undertaken and informs leasing outcomes at the assets. Identify and co-ordinate the instigation of ancillary revenue streams. Participate in valuation process including review of valuation reports. Stakeholder Management Maintain and further develop external partnerships with key stakeholders. Conduct regular site visits to ensure all properties are operating efficiently and under company policies and procedures and in line with any outsourced provider agreement. Support proactive tenant engagement by building strong relationships, responding promptly to tenant inquiries, and assist with initiatives that enhance tenant satisfaction and retention. ESG Support and implement where possible ESG requirements for each asset in line approved ESG Framework. General Meet the legal and regulatory obligations of the Trustee and Manager of the respective Funds and Joint Venture agreements. Adhere to the policy and procedures of the organisation and contribute to a positive culture within Barings and with its partners and investors. Qualifications Tertiary qualifications in property, finance, business, or a related discipline. Minimum 2+ years’ experience in the property sector in a property or asset management role Experience with the ongoing management of property assets. Sound knowledge of Australian property markets. Strong knowledge of valuation principles and practices. Strong people and relationship management skills. Strong influencing and negotiation skills Strong quantitative and analytical skills. Superior written and oral communications skills. Strong financial modelling skills. Flexibility and adaptability to change. Eagerness to learn and develop.
