Job Description

Roles & Responsibilities

  • Manage singular or multiple facility management and home maintenance contracts reporting directly to the Associate Director.
  • Manage people (Emrill Staff) and champion HSSEQ across contracts.
  • Manage client relationships and contract deliverables including SLA’s & KPI’s.
  • Ensure service delivery and full P&L & budgetary responsibility.
  • Collaborate with other departments to drive best practices and efficiencies.
  • Seek and develop new business opportunities.
  • Deliver Integrated Facility Management services in line with contractual obligations.
  • Lead contracts to ensure services are delivered per company standard operating procedures.
  • Build, manage and maintain excellent working relationships with VVIP clients.
  • Close out works within agreed timelines.
  • Develop technical reporting, analysis, and lifecycle management for assets within contracts and locations.
  • Develop and roll out continuous improvement strategies across contracts.
  • Establish and develop contract management plans for different contracts.
  • Build and manage relationships with clients, suppliers and partners.
  • Manage subcontractors supporting contracts with Pre Planned Maintenance and out of hours support agreements.
  • Develop risk analysis for service gaps and implement plans to reduce risks.
  • Communicate with senior management and clients effectively.
  • Develop comprehensive staff plans including training and succession plans for team development and career progression.
  • Lead people management by setting clear objectives for team members.
  • Support business development and relationship building with clients.
  • Ensure contractual delivery of IFM Contracts safely and profitably, adhering to local statutory regulations.
  • Establish Service Level Agreements and document achievable KPIs.
  • Lead site and IFM teams consistently according to established operating procedures.
  • Evaluate performance metrics against contractual obligations and promote continuous improvement.
  • Lead implementation and support use of CAFM systems to report contract performance.
  • Act as a role model for employees and conduct regular one-on-one meetings, and team talks.
  • Assist HR in recruiting efficient staff to fulfill contractual obligations.
  • Lead development and retention of staff and challenge resource levels to improve efficiency and profitability.
  • Establish contract-specific training plans in line with Emrill requirements.
  • Set and renew objectives for direct reports bi-monthly.
  • Ensure direct reports understand business objectives and customer requirements.
  • Support development of company-wide FM initiatives including contract renewals and cost reduction strategies.
  • Work with bid teams to support business opportunities.
  • Lead operations team to identify and quantify risks and opportunities in contracts.
  • Promote health and safety culture on-site and ensure compliance with all regulations.
  • Stop or take action on unsafe activities.
  • Create safe work environment and establish safety policies and procedures.
  • Conduct audits, inspections, and performance reviews to ensure compliance.
  • Ensure COSHH guidelines are followed and awareness campaigns conducted.
  • Evaluate injury reports and advise on improvements.
  • Identify risks and implement corrective and preventive actions.
  • Manage inquiries on accidents and injuries.
  • Manage outsourced contractors.
  • Provide HSSEQ performance feedback to management.
  • Conduct employee safety training sessions.
  • Maintain compliance with safety laws and policies.
  • Support safety initiatives such as Don’t Walk By, Target Zero, SAG implementation.
  • Maintain appropriate HSSEQ records at sites and departments.

Desired Candidate Profile

  • Engineering Graduate is desirable.
  • IOSH certification is essential.
  • Knowledge of local authority rules and regulations.
  • P&L and budget knowledge.
  • Understanding of risk management.
  • Strong internal and external relationship building skills.
  • Sound commercial and supplier management skills.
  • Entrepreneurial ability.
