Affordable Housing and Services Collaborative, Inc. (AHSC) is a 501c3 non-profit organization founded in 2001. Our mission is to provide and preserve affordable housing with services for low-income families, youth, elders, persons with disabilities, as well as special populations including veterans and the homeless.
Fulfilling our mission is a collaborative effort and process that includes working with private and public partners to seek project financing, grant funding and other leveraged resources to acquire, develop, rehabilitate and create affordable housing opportunities, as well as to enhance and expand quality of life initiatives through wellness, educational, vocational, and social programming.
AHSC has been involved in many complex affordable housing developments involving new construction, as well as historic and occupied rehabilitation. Through our involvement in over 30 projects either directly through acquisition, rehabilitation, new construction, or as a special non-profit member of the owner and providing a significant role in the project financing plan, we have kept over 1,300 units affordable, as well as helped to create 179 new supportive housing units within 4 communities for homeless veterans.

ABOUT THE POSITION

AHSC is seeking an Assistant Development Manager who will report directly to AHSC’s Project Executive, and will support the organization on multiple project initiatives, including but not limited to the due diligence and closings of various real estate development transactions. The position will allow the successful candidate the opportunity to partner effectively with a range of key stakeholders in all phases of the real estate development process and gain an in-depth understanding of affordable housing finance. This position provides an excellent opportunity for someone looking to grow their career as a developer.

EDUCATION AND EXPERIENCE

  • Bachelor’s degree.
  • Minimum 2 years of relevant real estate and affordable housing underwriting experience.
  • Hands-on financial modeling and analysis experience.
  • Utilize Microsoft Office Suite and other web-based platforms
  • Manage and effectively prioritize simultaneous and competing activities and demands.
  • Be organized, detail-oriented and able to meet deadlines
  • Ability to work collaboratively and communicate effectively in person and in writing with colleagues and key stakeholders, such as lenders, investors, design & construction professionals, as well as property management.
Responsibilities
  • Organize and coordinate information and materials for tax credit applications, financing applications, project proposals;
  • Tracking predevelopment expenses and reimbursements;
  • Prepare and analyze project financial analyses in Excel.
  • Assembling due diligence required by investors and lenders for their financial closing checklists, as well as other information necessary for project conversion and close-out;
  • Prepare and track monthly construction/development requisitions;
  • Assist with the preparation of presentation materials for all meetings;
  • Monitor completion of tasks by third-party professionals (architects, engineers, general contractors, attorneys, surveyors, appraisers, consultants, etc.).
  • Assist in the review of loan, equity, and regulatory documents.
  • Monitor and verify the flow of funds on specific projects (invoice approval, requisition submission and approval, etc.)
  • Other project development related tasks as needed.
