Description Location: Tustin, CA Job Type: Full-Time | Non-Exempt | Tuesday – Saturday 9am – 6pm Schedule Pay: $26.00 - $28.00 per hour (DOE) Reports To: Resident Manager Position Summary St. Anton Multifamily is seeking a motivated and customer-focused Assistant Property Manager to support the daily operations of a multifamily residential community. Working closely with the Property Manager, the Assistant Property Manager plays a key role in leasing, resident relations, rent collections, affordable housing compliance, administrative reporting, and maintaining high occupancy levels. This position is ideal for a detail-oriented professional who enjoys balancing customer service, operations, compliance, and property management responsibilities. Key Responsibilities Leasing & Occupancy • Support ongoing efforts to maintain high occupancy levels. • Greet prospective residents by phone and in person. • Conduct property and model apartment tours. • Process rental applications in compliance with company, state, federal, and affordable housing guidelines. • Complete prospect paperwork and maintain accurate traffic reports. • Coordinate move-in documentation and resident onboarding. Resident Relations • Deliver exceptional customer service to current and prospective residents. • Respond promptly and professionally to resident inquiries and requests. • Assist with move-out procedures, including documentation of deposit refunds and forfeitures. • Communicate resident concerns and issues to management in a timely manner. Financial & Administrative Support • Assist with rent collections and revenue management. • Prepare late rent notices according to company policies. • Maintain accurate property records, reports, and accounting documentation. • Update apartment status reports and other operational reports as needed. • Ensure compliance with company policies and procedures. Affordable Housing Compliance (CTCAC/LIHTC) • Process and maintain resident files in accordance with California Tax Credit Allocation Committee (CTCAC) requirements and applicable affordable housing regulations. • Review resident applications, income certifications, and supporting documentation for completeness and compliance. • Assist with annual and interim recertifications. • Maintain organized resident compliance files and prepare documentation for audits and regulatory reviews. • Work closely with compliance staff to address file corrections and reporting requirements. • Ensure adherence to Low-Income Housing Tax Credit (LIHTC), CTCAC, and other affordable housing program regulations. Property Operations • Inspect apartment homes to ensure readiness and adherence to company standards. • Receive and enter maintenance work orders into the property management system. • Support supervision of onsite staff in the Property Manager’s absence. • Assist with day-to-day community operations and special projects as assigned. Qualifications Education • High school diploma or equivalent required. Experience • Minimum six months of experience in apartment/property management, affordable housing administration, or a related field. • Previous customer service experience working with residents, customers, or the general public preferred. • Experience with CTCAC compliance, LIHTC regulations, affordable housing programs, and resident file processing preferred. Skills & Competencies • Strong verbal and written communication skills. • Excellent customer service and interpersonal abilities. • Proficiency with computers, office equipment, and standard business software. • Strong organizational skills and attention to detail. • Knowledge of affordable housing compliance requirements, including CTCAC and LIHTC regulations preferred. • Ability to review income and asset documentation and maintain accurate compliance records. • Ability to work independently and collaboratively in a fast-paced environment. • Ability to support team members and contribute to community success.
