Currently under construction with a planned Practical Completion in March 2026, the asset comprises a 15-storey North Tower and a 41-storey South Tower, connected by premium retail and lobby spaces across mezzanine and podium levels. Located between Flinders Lane and Flinders Street in the heart of Melbourne’s cultural and dining precinct, the development will deliver approximately 28,400 sqm of commercial space and 961 sqm of retail. This role plays a key part in supporting operational readiness through completion and into occupation, contributing to the long-term performance of a high-quality, modern workplace that blends architectural character with operational excellence for customers and stakeholders.     What you will be doing     Supporting the Senior Operations Manager in managing contractor and service contracts within agreed scopes and budgets, while maintaining high standards of tenant satisfaction through regular inspections and service delivery. Coordinating trades, contractors and consultants to ensure essential services, fit-outs and works are delivered efficiently, safely and in compliance with contractual, quality, legal and WHS requirements. Promoting a strong safety culture across GPT employees and contractors, ensuring work requests are actioned and closed out promptly and service levels are consistently met. Managing planned preventative maintenance systems, safety, environmental and public liability initiatives, and identifying opportunities for energy and water efficiency improvements. Assisting with the preparation and monitoring of annual operational and capital works budgets, contributing to monthly reporting, and managing purchase orders, invoicing and reporting through GPT systems. Ensuring compliance with statutory requirements, contractor management policies, health and safety obligations, essential safety measures reporting, and site-specific risk management plans and safe work method statements. Managing key security and loading dock service providers throughout an intensive tenancy fit-out phase, from Practical Completion through the 12-month Defects Liability Period, ensuring contractor access, asset presentation and logistics are well managed.     What makes you stand out     You bring 3–4 years’ experience in commercial office operations, with trade or engineering qualifications in electrical or mechanical disciplines highly desirable. You have a strong working knowledge of business services and system operations, building codes, Australian Standards, OHS/WHS legislation, and essential services and statutory requirements. You’re confident managing multiple projects simultaneously, meeting strict operational and financial deadlines, and demonstrate capability from day one in risk management, contractor management and fit-out delivery. With a proactive, customer-focused approach, you understand and manage tenant expectations effectively.
