Over the past three years, we've experience impressive year-over-year growth ranging from 30% to 40%, a testament to our entrepreneurial spirit and dedication to delivering quality projects.   This position assists in managing the execution of Affordable Multifamily Developments through site selection, planning, design and permitting.  Demonstrates capability to read, understand and apply standards to documents affecting the projects, including but not limited to: agreements / contracts, work letters, surveys and drawings.  Oversees Civil Engineers, Architects, and General Contractors to ensure project stays on schedule and within budget.   All activities will be performed in support of the values of Elmington Construction.  Integrity ~ Precision ~ Growth ~ Driven ~ Relationships   KNOWLEDGE/SKILLS/ABILITIES: * Skillful at leading with authority and diplomacy * Excels at managing relationships * Effective communicator * Assumes ownership * Manages complexity SPECIFIC EDUCATION OR EXPERIENCE:   * Bachelor's degree in construction management or business or a related field * Proficient understanding and knowledge of building codes, construction divisions and developing schedules * Full knowledge of general contracting construction process including pre-construction planning, scheduling, safety, cost controls, contract administration, and workforce supervision * Extensive experience managing multiple projects in different phases of construction * Ten years or more construction / construction management experience   ESSENTIAL JOB FUNCTIONS: * Perform due diligence on potential Architects, Civil Engineers and other development related third parties for inclusion in development project  * Supervise and coordinate work of Architects, Civil Engineers and other development related third parties to ensure the scope of work gets accomplished within budget and schedule * Assist in evaluating potential sites for project feasibility * Visit potential locations to understand project constraints   * Meet with city officials to understand permitting process * Manage permit submissions and permit workflow to ensure project closing within desired timeframe * Ensure up to date, complete, and accurate records for budgets and schedules * Collaborate during project design process and assist General Contractor pricing efforts * Evaluate value engineering as needed to ensure project budgets are maintained * Participate in weekly and monthly reporting to senior management that will require data input into presentable excel format * Function both in a team-oriented setting and independently * Performs all other duties as assigned    The above description covers the principal duties and responsibilities of the job.  The description shall not, however, be construed as a complete listing of all miscellaneous, incidental, or similar duties which may be required from day-to-day.   TRAVEL REQUIREMENTS: This position requires occasional travel.     THE ELMINGTON EXPERIENCE: At Elmington Construction, we foster an entrepreneurial mindset, compensating for the value our team members bring to the table.
