Assistant Project Manager

Primary Duties and Responsibilities:
The Assistant Project Manager’s responsibility is to lend support to the Project Manager and the Project Superintendent in order to complete the work on schedule, within the budget and to the quality of workmanship specified. In the performance of this function, it is the Assistant Project Manager’s responsibility to protect and promote LEE KENNEDY CO., INC.’s interests in all matters and to do whatever is reasonably necessary to execute his/her duties and responsibilities which include, but are not necessarily limited to, the following.
Duties
- To assist the Project Manager in the initial set-up and maintenance of the job office including administrative files, submittal and procurement logs, subcontractor compliance logs, registers, etc.
- To establish standard procedures of communication (correspondence, approvals, meetings) with the Owner and Architect
- To have a complete and thorough understanding of the Contract Documents and the Subcontracts.
- To receive, check, transmit and otherwise process in an expeditious manner, all submittals for the Architect’s approval.
- To initiate and respond to any correspondence necessary in connection with the processing of submittals for approval.
- To attend the Project Superintendent’s weekly coordination meeting and write the minutes of those meetings.
- To assist the Project Manager in the scheduling, preparation, and minute taking of subcontractor kick-off and weekly progress meetings
- To attend the weekly OAC meetings and write the minutes of those meetings.
- To assist the Project Manager in the preparation of Bid Packages, during the bidding period and with the distribution of the bid documents as required.
- To assist the Project Manager and the Project Superintendent in the refinement and updating of the Project Schedule as may be necessary.
- To issue and log Requests for Information to the Architect as required.To attend weekly MEP coordination meetings and issue any relevant Requests for Information resultant of those meetings.
- To assist the Project Manager in the preparation of Proposal Requests, Change Order Proposal and Change Orders.
- To manage the coordination of engineering details including the preparation of coordination drawings, mock-ups and samples.
- To assist the Project Manager in the preparation of regular reports for the Owner as required by the Contract, and reports for the management of Lee Kennedy Co., Inc.
- To assist the Project superintendent with first delivery inspections, field report observations/actionable items tracking, and punch list corrective work tracking
- To manage the closeout process as it relates to operation and maintenance manuals, as-built drawings, warranties, Owner’s stock, consent of surety to final payment, training sessions and final waiver of lien.
- To maintain excellent relations and communications with all those involved in the project.
- All other duties as assigned.
Required Qualifications:
- A minimum of a Bachelor’s degree. Civil Engineering/Construction Management or related field preferred.
- Proficiency in basic computer skills (MS Word, Excel, Outlook) and systems experience Procore, P-6, Prolog (or other CMS applications)
- Good organizational, communication, and problem solving skills
- Possess a a desire for growth, long-term thinking, and relationship building skills
- The ideal candidate will have experience utilizing the most advanced computer programs such as Procore, CMiC, Bluebeam, P6, GC Pay, Office Suite 365, DocuSign, BIM 360, etc.
