JOB SUMMARY:
The Assistant Property Manager at All County Peak Property Management is responsible for client and tenant satisfaction and the successful administration of the property management portfolio. Key duties include marketing of rental units and successful tenant placement and performance to ensure strong client and customer satisfaction. This role requires strong customer service, responsiveness, excellent written and oral communication skills, and strong organizational skills. Key responsibilities include developing property listings, preparing leases, move in and move out inspection reports, responding to property inquiries and more. The Property Manager also interfaces with the team to ensure effective handoff of new properties and client onboarding, lease documentation, vacant property checks, and property readiness. Prefer active Georgia and/or Tennessee Real Estate license. Must have reliable transportation.

JOB RESPONSIBILITIES:
· Coordinates handoff of vacant properties from new clients or team members
· Consults with client on property readiness and prepares rental comps to review with owners.
· Prepares Listings for rentals for both MLS and listing syndication software.
· Assists with marketing and sales for new clients.
· Maintains and updates vacancy lists.
· Coordinates eviction filings with attorney
· Responds to various owner and tenant questions by phone, email and texting system.
· Manages key system.
· Issues Lease violation notices
· Generate and issues late rent notices.
· Interfaces with HOAs on behalf of owners
· Inputs bills and invoices to property management software
· Drafts leases and coordinates signing among tenants and landlord where appropriate.
· Prepares move in and move out inspection reports and security claim letters.
· Coordinates move in maintenance tasks, including rekey of property, cleaning, carpet cleaning.
· Routine Property Vacancy checks
· Collects and updates lease and management documents to property management software.
· Coordinates move out inspections with property manager and documents required maintenance with property owners.
· Prepares renewal leases.
· Assists with marketing to local real estate offices
· Cultivates vendor contacts
· Helps coordinate routine maintenance or other office-based projects when needed.
· Solicits client reviews on Google and social media.
