Compass Commercial Property Management is looking for a highly organized self-starter to join our team as an Assistant Property Manager I. Your real estate experience in commercial property management, positive “can-do” attitude, and strong work ethic will be essential to your success in this role

REQUIREMENTS AND QUALIFICATIONS:

  • 1-3 years of real estate experience in commercial property management.
  • Proficiency with Microsoft Office, especially Microsoft Excel, Word, Outlook, and Teams.
  • Experience using property management software, preferably Yardi Voyager.
  • Experience in property management accounting processes and data collection.
  • Have or (within 12 months) can become a licensed real estate Broker with the State of Oregon.
  • Must pass drug screening and background check.
  • Must possess a valid driver’s license.

Responsibilities

While supporting the property management efforts of both the General Manager and an assigned Property Manager, you will:

  • Act as the first point person for tenant communications at each property, escalating tenant concerns when necessary.
  • Juggle multiple day-to-day property management tasks: rent collection, addressing tenant concerns, coordinating maintenance work and repairs, site visits and inspections, and special projects.
  • Act as the first approver, to verify the accuracy of bills and invoices, properly coding to the correct account and reclassing when necessary.
  • Collect and log certificates of insurance from tenants and vendors, tracking expirations and ensuring compliance.
  • Assist with the preparation of annual property budgets.
  • Assist with preparing and distributing annual tenant CAM reconciliation letters to tenants.
  • Use your problem-solving skills to determine the best action in urgent situations, involving the management team as needed.
  • Perform property inspections and meet vendors, owners, and tenants on-site when needed and as directed.
  • Coordinate maintenance and repairs at properties that we manage, working with our in-house maintenance team and third-party vendors to get things done efficiently and well.
  • Foster positive relations with owners, tenants, vendors and other stakeholders by maintaining a great, can-do attitude.
