Reports To: Area Property Manager
Supervises: Leasing
Compensation: Non-exempt/Hourly
Gillespie Group requires a background check and drug screening as a condition of employment. A valid driving license, reliable transportation, and current automobile insurance are required. The position requires individuals to furnish their own vehicle to fulfill all the job’s functions.

QUALIFICATIONS AND ATTRIBUTES

  • 1-2 years of property management experience
  • High-school diploma, bachelor’s degree a plus
  • Ability to effectively communicate with staff and supervisor
  • Proficient in Microsoft Office Suite
  • Experience with Real Page or other property management software
  • Strong work ethic with a willingness to learn
  • Experience with training and leading a team
  • Strong self-starter with proactive problem-solving skills, energy and a positive attitude
  • Strong conflict resolution skills
  • Ability to work in a fast-paced environment

Responsibilities
  • Assist the Property Manager in directing the efforts of the on-site staff to ensure apartments are move-in ready and maintained satisfactorily.
  • Hit key metrics, such as occupancy goals for the property. Establish goals for the leasing team. Monitor progress and implement coaching when necessary.
  • Create and oversee new leasing strategies to maximize revenue.
  • Comply with and stay up to date with all state, federal, and local laws and regulations, including Fair Housing.
  • Maintain cost-effective approaches and ensure adherence to the plan.
  • Achieve retention rate goals through Five Star Service.
  • Ensure residents’ and prospects’ satisfaction through excellent and prompt communication.
  • Implement and administer community policies, ensuring clear and constant communication between leasing and service teams.
  • Train and promote cross-departmental communication and projects to ensure maximum productivity.
  • Utilize KNOCK, Microsoft Office products, and RealPage software for documentation and communication.
  • Contribute to cleanliness and curb appeal by walking all property exteriors and common areas to ensure a 5-star curb appeal experience for prospects and residents.
  • Remain knowledgeable about all aspects of property management and the leasing process to provide accurate and helpful information.
  • Prepare and plan resident events to increase resident engagement.
  • Lead in training all new leasing hires and enhance current team members’ skills.
  • Lead by example and be a role model for the standards and behaviors consistent with the core values and culture of Gillespie Group.
