Schedule Monday through Friday, 8:00 a.m. – 4:30 p.m. Compensation and Benefits Initial Hiring Range: $22.61 - $26.66 per hour Expected Salary Range: $22.61 - $28.74 per hour Training Range (for candidates with unfulfilled qualifications): $20.44 - $22.51 Comprehensive benefits package including medical, dental, vision, and life insurance Generous paid time-off and holidays Retirement benefits Position Overview Assist the Property Manager or supervisor in overseeing all aspects of a single property or a portfolio of residential properties. Responsibilities include marketing, operations, and financial activities. Support property managers by monitoring property metrics to ensure performance goals are met. Serve as a front-line representative of Property Management to residents and the public. Operate in alignment with Housing Catalyst’s core values. Resident Relations · Help the Property Manager maintain strong resident relationships by promptly addressing requests. Coordinate with staff to resolve issues efficiently and ensure services meet all policies, regulations, and standards. · Coordinate with Property Manager to maintain occupancy and vacancy standards. · Plan and participate in resident events with Property Managers in accordance with the budget. Property Operations · Analyze key metrics—including compliance, delinquency, leasing, occupancy, and maintenance reports—and recommend or implement corrective actions as directed by the Property Manager. · Assist with advertising vacant units in accordance with the Affirmative Housing Marketing Plan (AFHMP) as directed by the Property Manager. · Conduct tenant screenings, lease signings, and annual recertifications. · Assist in performing regular property inspections. Recommend asset improvements, maintenance, and lease violations. · Receive and log maintenance request from tenants. Financial Management · Manage resident rental accounts and dispatch work orders using YARDI property management software. · Support Property Management regarding outstanding rental accounts and escalate significant collection issues to the supervisor. · Assist with researching budget line items or entering manager-provided data into budget reports. · Review vendor invoices for accuracy, ensure compliance with agreements and guidelines, and recommend approvals to the Property Manager. · Assign purchase orders as needed. Administrative and Compliance · Maintain accurate resident files at all times. Works efficiently and productively with all other departments as assigned. Shows strong communication skills. · Participate in training and educational opportunities for ongoing professional development. · Maintain regular and prompt attendance in the workplace. · Complete opening and closing office duties. · Occasionally serve at front desk at Permanent Supportive Housing. · Perform other duties as assigned. Requirements Qualifications Education and/or Experience High-school diploma required. Associate’s degree or equivalent vocational/technical training preferred. An equivalent combination of education and experience may be considered. Must possess a valid driver’s license and the ability to be insurable under HC’s automobile insurance plan at the standard rate. Technical Skills To perform this job successfully, the employee should have strong digital fluency in the property management software, YARDI, Microsoft Office, Dropbox, and remote communication tools like Teams and Zoom. Must have the ability to learn other computer software programs as required by assigned tasks. Residency Requirements At Housing Catalyst, our work is rooted in community. Because of this, we believe it is essential for our team members to live within the community we serve. All employees in this role must be residents of Larimer or Weld County. Candidates who do not currently live in these counties will be provided up to six months to relocate.
