POSITION SUMMARY:

The Assistant Property Manager is responsible for assisting the Property Manager with all aspects of the day-to-day operations involved in managing an assigned property or properties. Performs administrative and financial tasks including calculating and posting numerical data to keep financial records complete. Assists with the leasing, marketing and resident relations for the property. Supports the Property Manager in operating the property in compliance with State and Federal regulations.

EDUCATION & KNOWLEDGE REQUIRED:

  • Position requires a minimum of High School or GED diploma
  • One year of experience in affordable housing management, property management or customer service experience.
  • Experience in Property Management software or Real Page experience preferred.
  • Experience in a customer-focused and fast-paced environment.
  • Valid Class “C” Texas Driver’s License

Responsibilities
  • Manage resident retention and relations; investigate and resolve resident complaints
  • Create and circulate weekly, monthly, quarterly and annual resident correspondence
  • Collect and post rent and manage delinquencies/collections
  • Attract and educate new tenants; Screen applicants, process applications and conduct appropriate credit checks in accordance with organization’s policies and procedures.
  • Manage tenant records and files in compliance with LIHTC and USDA-RD regulations.
  • Process resident certification and re-certification eligibility and verify income in accordance with LIHTC and USDA-RD regulations.
  • Complete and explain leases to tenant during move-in and during annual re-examination process. Ensure all required legal documents are accurate, complete and signed.
  • Inspect empty units to ensure that they are ready for move-in and assess conditions and needed turn-around repairs for move-out.
  • Record service requests and communicate service requests appropriately to maintenance. This requires prioritizing service requests, establishing daily work schedules for maintenance staff and follow-up on assignments for efficient, thorough completion.
  • Assist Property Manager in control of property expenses.
  • Be available to handle after hours emergency problems as directed by Property Manager or Regional Manager.
  • Punctuality, timeliness and adherence to the specified work schedule and office hours are required. Additionally, Assistant Property Managers are expected to actively perform and complete their duties on a daily/weekly/monthly basis, or as otherwise directed by the Property Manager.
  • SUPERVISORY RESPONSIBILITY: The employee may act as the manager and direct the activity of the maintenance staff in the absence of the Property Manager.
