Description

The London Property Hub is a small property management company which is part of B&A Holdings. We are located in spacious offices in Barnes – situated next to Hammersmith Bridge. The company manages 22no. Buildings across West London and Kensington.
We are looking for someone with property experience who can assist the Property Management Director and provide administration support as the company grows. You will be responsible for running portfolios and day-to-day maintenance of a number of properties under our management.

EXPERIENCE AND QUALIFICATIONS:

1-2 years Residential Property Management experience. The role would suit someone from an estate agent, lettings property management background.
Good understanding of landlord and tenant law, leasehold management, and building compliance.
Member of professional body such as ARMA, TPI, RICS
High IT literacy, including word, excel and outlook.
Job Types: Permanent, Full-time
Pay: £27,000.00-£30,000.00 per year

Responsibilities

To be the main point of contact for Landlords and lessees, resolving queries and managing disputes across the portfolio of approximately 10-15 no. Properties across London.
Dealing with day-to-day maintenance issues and planned maintenance works. This includes organising access with residents and contractors, overseeing jobs and communicating the findings.
Organising comparative quotes for maintenance issues and planned maintenance works.
Dealing with insurance claims, liaising with loss adjusters and arranging any estimates required.
Conducting quarterly inspections and ensuring that any issues raised are highlighted to the Landlord; liaising with the in-house building surveying team to prepare quotes where necessary, and submitting reports to the Landlord.
Composing letters and notices to send out to residents.
Enforcing lease conditions and taking appropriate action in cases of breach or arrears.
Ensuring service charge and ground rent invoices are processed on time. Ensuring service charge arrears are kept to a minimum by dealing with issues arising in a timely manner and ensuring the client accounting team are updated as to any problems as soon as they arise.
