The Pinellas County Housing Authority is hiring an Assistant Property Manager to support the day-to-day operations of one of our residential communities. This role is equal parts administration, customer service, compliance, and problem-solving—and yes, some days you’ll wear all those hats before lunch. You’ll work closely with the Property Manager and be trusted to act on their behalf when they’re out. Translation: this isn’t a “sit quietly and file papers” role. You matter here. What You’ll Do (In Plain English) Property & Resident Operations Assist with managing daily housing operations and step in for the Property Manager as needed Interview applicants, show units, explain lease requirements, and lease apartments Conduct income eligibility exams, recertifications, and maintain waitlists Counsel residents on rent issues, handle delinquencies, and support eviction processes when necessary Administrative & Financial Duties Collect rent, post payments, prepare bank deposits, and monitor receivables Prepare vacancy, delinquency, rent roll, and operational reports Review timecards, petty cash, and assist with annual budget preparation Prepare HUD reports accurately and on time Maintenance & Compliance Coordinate work orders and monitor contractors Inspect units and grounds to ensure safe, sanitary, and compliant conditions Respond to emergencies during and after work hours (because buildings don’t check the clock) Customer Service & Community Engagement Investigate and resolve resident complaints when possible Maintain strong relationships with residents, staff, contractors, and the public Participate in resident association meetings and community engagement Qualifications What We’re Looking For Required Associate’s degree in a related field (Bachelor’s preferred—or equivalent experience) At least 2 years of experience in property management, real estate, or facilities management Experience with HUD programs is a plus Florida Class “E” driver’s license and insurability Skills That Matter Strong organization and follow-through Clear communication (written and verbal) Ability to apply rules fairly and consistently Comfort handling sensitive situations with professionalism Our Core Values (How We Show Up Every Day) At PCHA, we don’t just talk about values—we expect you to live them.
