Position Description: SUMMARY OF POSITION
The Assistant Property Manager assists the property management team in overseeing residential properties including garages, parking, and the day-to-day operations. This role works closely with the property managers, residents, and liaises with other departments to coordinate all aspects of daily operations and ensure that operations are running smoothly and efficiently. This role oversees the operations of the parking garages, ensuring efficient use of space and compliance with regulations. The Assistant Property Manager communicates regularly with tenants to provide direct assistance to residents and deal with property-related issues and is responsible for performing a wide range of clerical and administrative tasks to support daily operations in planning and executing projects. This is a key strategic and operational role responsible for the development, continuous improvement and delivery of customer service and the tactical development of operational requirements, processes and technology to deliver key service outcomes for tenants. This role has significant levels of responsibility and accountability for operational delivery.

WORK REQUIREMENTS & EDUCATION
Must have a minimum of 5 to 7 years experience in residential property management
Bachelors degree preferred but not required
Experience with low income, Sec 8, Rate Stabilized residential properties preferred
Full knowledge of NYC local laws as well as DOB, ECB, DHCR, HPD procedures
Experience with Capital Improvement Projects
Ability to read and analyze financials and budgets
Proficient in Microsoft products
Excellent verbal and written communication skills.
Experience with MRI, Real Page, Corrigo, Nexus Payables, Excel
REQUIREMENTS/COMPETENCIES:
Working technical knowledge of building operations and maintenance.
Teamwork and ability to work well within different Departments.
Experience in management of projects
Ability to negotiate Strong negotiation skills
Strong analytical and problem-solving skills
Ability to be organized and pay attention to detail
LANGUAGE SKILLS
Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
MATHEMATICAL SKILLS
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, etc.

The assistant property manager will ensure that all buildings are clean, maintained, habitable and safe at all times.
Responsible for delegating directives to maintenance staff, superintendents
The assistant property manager will be responsible for overseeing a large network of trusted vendors such as plumbers, electricians, carpenters and other contractors to ensure all repairs are handled properly and quickly. All work done on the property will be supervised by the property manager
An assistant property manager will have a general knowledge of NY Landlord-Tenant Law and Fair Housing Laws
Will have a thorough understanding of statewide and national laws regarding the proper ways to: Screen a tenant, handle security deposits, terminate a lease, evict a tenant, Comply with property safety standards
Another core responsibility of a property manager is managing the Residents. An assistant property manager will be involved in all areas, including:
Handling Complaints/Emergencies: An assistant property manager will work with the Call Center and maintenance to handle maintenance requests, violations, complaints, and they will have the contacts necessary to handle emergency situations.
Working with Rental regarding Transfers/New Residents: Filling vacancies is another responsibility of a property
manager. The property manager will work with Rental/Collections/Superintendents to fill vacancies and handle transfers accordingly.
Move-Ins: An assistant property manager will have a consistent screening process working with Rental, that will include credit
checks and criminal background checks. An assistant property manager will also be responsible for showing the resident units.
Enforcing Leases: The assistant property manager will be responsible for working with Rental/Collections and legal to enforce
leases.
Enforcing Violations: The assistant property managers will be responsible for ensuring all buildings are free of violations by
timely filing for dismissal once the work is completed.
Handling Move Outs: After a resident moves out, the assistant property manager will inspect the unit with the resident, check for
damages, and determine how much of the security deposit will be returned to the tenant. A manager is also responsible for directing maintenance/Perennial to clean the unit, repairing damages or completely renovate the unit.
Dealing with Evictions: If a tenant is not paying rent or has infringed upon the terms of the lease, an assistant property
manager will move ahead with an eviction, and work with the Collections Dept.
