Job Description QA/QC Planning & Governance • Implement the project Quality Management Plan (QMP) at site; enforce ITPs, checklists, and method statements. • Review and provide input on contractor submittals (ITPs, method statements, material approvals, mix designs, inspection checklists). Inspections, Testing & Compliance • Lead and witness inspections across civil, architectural, and MEP works (foundations, superstructure, waterproofing, finishes, MEP first/second fix, testing/commissioning). • Verify material approvals and delivery compliance against specifications and approved samples. • Coordinate laboratory testing and third-party inspections; ensure results meet acceptance criteria. • Track ITP hold/witness points and ensure timely inspection requests (IRs) and closure. NCRs, Observations & Corrective Actions • Raise and manage NCRs, SORs, and Observations; agree corrective actions with the contractor and verify effectiveness. • Maintain logs for NCRs, quality observations, and root-cause analysis; drive prevention of recurrence. Quality Surveillance & Audits • Conduct routine quality surveillance and internal audits on workmanship, housekeeping, storage, and traceability. • Benchmark quality against specifications, codes, and best practice; escalate systemic issues promptly. Snagging, De‑snagging & Handover • Lead snagging/de‑snagging for villas, external works, and common infrastructure; coordinate multi‑discipline punch lists. • Monitor closure through a defect management system; verify rectification and compile completion dossiers. • Support testing & commissioning, O&M documentation, as‑built verification, and handover/TOC readiness. Coordination & Communication • Chair/attend quality and snagging coordination meetings with the contractor and consultant team. • Provide technical support and clarifications to resolve site quality issues swiftly. • Align with HSE requirements and ensure quality controls support safe execution. Documentation & Reporting • Maintain up‑to‑date quality records (IRs, MIRs, test reports, checklists, NCRs, audit reports). • Issue weekly QA/QC dashboards, snag closure curves, and exception reports to the RE/Client. • Ensure document control and traceability per project protocols.
