About the Role:
CBRE Investment Management Logistics is seeking an Associate to join our North region logistics asset management team based in New York City. As an Asset Management Associate, you will work with the North Regional Asset Manager and Analyst and own several markets, as a “Market Leader”, with properties across various risk profiles, including Core, Core-Plus, Value-Add, and Development.
The North region currently has 50 operating properties totaling 24.6 million square feet with an additional 1.9 million square feet under construction and a land bank totaling 2.2 million square feet. This Associate will be integral to the continued operations of CBRE IM’s North region by maximizing asset value through optimizing occupancy, maximizing revenue, reducing expenses, managing capital and other value-add initiatives.

What You’ll Do:

  • Budgets, Business Plans and Reporting: Create annual budgets and business plans for the properties in accordance with different portfolio strategies (three CBRE IM funds and various separate accounts). In conjunction with property management, accounting and analysts, responsible for financial reporting, reforecasts, and variance analysis on ad hoc, monthly, quarterly and annual basis. Review of annual operating expense reconciliations.
  • Leasing: Lead marketing and leasing strategies by ensuring vacancies are “move-in” ready condition and working with third party brokerage partners by responding to LOIs and negotiating new leases and renewals. Work with joint-venture partners on the leasing of new developments.
  • Third Party Oversight: Oversee third party property management, project management and tax consultants, including the review of operating expenses and completing capital expenditure plans.
  • Valuation, Deployment, Disposition and Financing Collaboration:
  • Valuations: Collaborate with Portfolio Management on valuations using income, sales comparison, and replacement cost approaches. Assist in the review of quarterly appraisals and provide feedback to portfolio management.
  • Deployment: Collaborate with Deployment team on new acquisitions and developments to ensure underwriting is consistent with market conditions.
  • Dispositions: Analyzing BOVs, running hold-sell analysis, and gathering due-diligence information. Assist with Investment Committee disposition presentations.
  • Financing: Collaborate with internal capital markets team and assisting with data requests.
  • Financial modeling: Build, audit, maintain, and own financial models to assess investment opportunities across all assigned assets.

What You’ll Need:

  • Undergraduate degree in real estate, accounting, finance, economics, or related field preferred.
  • Minimum of 6 years of related experience in financial analysis/real estate asset management.
  • Proficient in ARGUS Enterprise and MS Office Suite (Excel, PowerPoint, and Word). Coding skills in Python, SQL, C++, or comparable languages are a plus.
  • Strong analytical and problem-solving skills with phenomenal attention to detail!
  • Ability to create, complete and audit complex financial models.
  • Excellent verbal and written communication skills to effectively present information.
  • Ability to participate and/or lead assignments with other team members.
  • Demonstrates initiative, self-starter and ability to meet deadlines.
  • Highly organized with ability to lead multiple tasks in a dynamic, team environment.
  • Comprehend, analyze, interpret, and create real estate documents including, but not limited to LOIs and leases.
  • Strong knowledge of asset and property management, leasing, brokerage, marketing, financial reporting and financial concepts such as net present values and internal rates of return.
  • Negotiate leases while maintaining strong client relations. Additionally, effectively respond to sensitive issues and complex inquiries.
  • Present information effectively to other employees, senior management, and client groups in private and public settings.
  • Travel 35% of the time, including overnight.
