About the role Provides professional and highly responsive customer service to assigned property. Oversees/Supports a team dedicated to providing value-added services to a condominium association. What you'll do Directs a maintenance technician to support a condominium association. Serves as on-site point of contact for Board members, unit owners, vendors and other professionals. Attends monthly Board meetings and updates Board on significant operational issues. Completes regular walk-throughs of the building and property grounds to insure adherence to proper maintenance standards, organizational bi-laws and rules and regulations. Directs the work of employees by assigning maintenance requests and following up to ensure safe completion of all work. Directs the work of vendors contracted with to perform maintenance tasks. Assesses the completion of the tasks with respect to payment for services rendered. Manages retention of community financial documents, including payroll records. Approves expenditures and invoice payment and processes in a timely manner. Assists Board in preparation of and adherence to annual operating and capital budgets. Maintains excellent relationships through responsive communication with residents to optimize their confidence in the community as a clean, safe and well-maintained community. Maintains professional relationships with associates, applicants, visitors and representatives of other companies. Performs standard supervisory functions including hiring staff, assigning work, and training, providing feedback, disciplining staff, developing staff, and terminating staff. Maintains property records. Interprets Governing Documents such as by-laws, rules, regulations, etc., to ensure that all operations conform to expectations. Performs other duties as required. Qualifications Ability to handle administrative tasks. Ability to follow instructions. Demonstrated ability to provide outstanding customer service through polite, responsive performance. Ability to develop excellent customer relationships while maintaining professionalism. Excellent verbal and written communication. Demonstrated ability to assemble a team, assigning tasks and providing timely, constructive performance feedback. Ability to manage complex team and work schedules. Demonstrated high work ethic in terms of reporting to work on time, integrity, and trustworthiness. Ability to work as a member of a high performing team. Education & Experience High school graduate with some college preferred. At least 2 years On-Site Property Management experience CMCA Required Prefer experience working collaboratively with a volunteer Board, preferably in a condominium association. Physical & Environmental Conditions Work requires no unusual demand for physical effort. Required to walk stairs, building maintenance spaces, basements and outdoor spaces to review property conditions. May be required to be on call and responding to telephone calls at night, on weekends and on holidays. Work environment involves everyday risks or discomforts which require normal safety precautions typical of such places as offices, meeting or training rooms, conference halls or commercial vehicles e.g., use of safe work place practices with office equipment, and/or avoidance of trips and falls, and observance of fire regulations. The pay range for this role is: $95,000 annually
