1 - Thông tin chung Chức danh: BA Lead (Banking Domain – Industrial Real Estate Solutions) Phối hợp chính: Product Owner, Tech Lead, Data, Business Stakeholder 2 - Mục tiêu vai trò Dẫn dắt hoạt động phân tích nghiệp vụ end-to-end, áp dụng tư duy và chuẩn mực từ ngành Banking vào việc xây dựng các giải pháp cho BĐS công nghiệp, đặc biệt ở các bài toán: Financial leasing / thuê tài sản quy mô lớn Quản lý dòng tiền, billing, contract phức tạp Digital platform cho tenant (B2B customer) Integration với hệ thống tài chính / ngân hàng 👉 Vai trò này đóng vai trò “bridge cấp cao” giữa Business – Finance – Tech, không chỉ dừng ở BA thuần mà có yếu tố domain consulting + dẫn dắt standard. 3 - Trách nhiệm chính 🎯 1. Lead phân tích nghiệp vụ (BA Leadership) Chủ trì thu thập & làm rõ yêu cầu với stakeholder: Khối kinh doanh BĐS công nghiệp Khối tài chính / ngân hàng (nếu có integration) Dẫn dắt workshop: Requirement discovery Pain point identification Xây dựng & review: BRD / FRD / SRS User journey (tenant, operator, admin) Use case / user story backlog 🏦 2. Áp dụng domain Banking vào bài toán BĐS CN Chuẩn hóa các nghiệp vụ theo hướng financial-grade: Contract lifecycle management Payment schedule / billing / invoicing Credit / deposit / guarantee (nếu có) Thiết kế logic: Pricing model (tier pricing, dynamic pricing) Cashflow tracking Revenue recognition Đảm bảo: Tính kiểm soát (control) Tính audit (traceability) Tính compliance 🏭 3. Thiết kế nghiệp vụ cho BĐS công nghiệp Mô hình hóa quy trình: Leasing nhà xưởng / kho bãi Tenant onboarding Quản lý hợp đồng multi-term Quản lý phí dịch vụ (utility, maintenance…) Xây dựng chuẩn data: Tenant profile Asset / land / warehouse Contract / billing 🔗 4. Dẫn dắt thiết kế tích hợp (Business-driven integration) Làm việc với Solution Architect để: Define integration flow giữa: Core platform ERP / CRM Payment / Banking system Mô tả: API contract (business view) Data flow / event flow Đảm bảo alignment: Business logic ↔ System design 👥 5. Quản lý & phát triển BA team Lead và coach team BA: Standard hóa tài liệu Align cách viết requirement Review quality deliverables Thiết lập BA framework: Template Governance Workflow (Jira) 🚀 6. Đồng hành delivery Là cầu nối xuyên suốt: BA ↔ Dev ↔ QA ↔ Business Hỗ trợ: Grooming backlog Sprint planning UAT Đảm bảo solution: Đúng business Không lệch scope 4 - Yêu cầu ✅ Kinh nghiệm 6–10+ năm ở vị trí: Business Analyst / BA Lead / Product BA / hoặc các vị trí liên quan về mảng BĐS Bắt buộc có nền tảng Banking mạnh: Core banking / payment / lending / leasing Có kinh nghiệm: Financial system / billing / contract management Ưu tiên: Đã làm project liên quan BĐS / leasing / asset

Responsibilities

Lead end-to-end business analysis to build industrial real estate solutions by applying banking standards to financial leasing and cash flow management. Act as a high-level bridge between Business, Finance, and Tech teams while managing and coaching the BA team.
