Description

Job Title: Block Manager
Location: Based at Wallisdown and Westbourne offices
Hours: Monday to Friday, 9:00am – 5:30pm

ABOUT US:

Saxe Coburg is a dynamic and growing estate agency business with a reputation for professionalism and exceptional service. We are seeking an experienced and proactive Block Manager to manage a portfolio of approximately 40 small residential blocks, each ranging from 4 to 16 units, across the Boscombe, Bournemouth and Westbourne area.

REQUIREMENTS:

  • Minimum 2 years’ experience in residential block management
  • Strong understanding of leasehold legislation and block management procedures
  • Excellent communication and organisational skills
  • Ability to multi-task and prioritise effectively
  • Strong attention to detail and proactive approach
  • Proficient in property management software and MS Office
  • Full UK driving licence and access to a vehicle (car allowance provided)

Responsibilities
  • Day-to-day management of residential leasehold blocks in your portfolio
  • Regular site inspections and ensuring properties are maintained to a high standard
  • Managing contractors and service providers, including tendering and monitoring works
  • Responding to leaseholder, resident, and client enquiries promptly and professionally
  • Preparing and managing service charge budgets, in collaboration with the accounts team
  • Organising and attending AGMs and residents’ meetings as required
  • Coordinating and overseeing Major Works projects, including Section 20 consultation
  • Ensuring compliance with lease terms, health & safety legislation, and industry best practices
  • Identifying and securing new block management opportunities (eligible for commission)
  • Maintaining accurate records and management systems
