Job Designation: BMS Operator Job Summary: The BMS Operator will assist the Maintenance Engineer in monitoring all Building Management Systems (BMS) to ensure that environmental systems operate within specified parameters and that all building systems function efficiently and reliably. The role involves identifying deviations from system specifications, coordinating with technicians and staff to resolve issues, and assisting in calibration and fine-tuning of control systems. Designation BMS Operator Location Navi Mumbai Department Administration Key Responsibilities * Assist in day-to-day monitoring of Building Management Systems across multiple locations. * Monitor system performance, respond to alarms, and analyze trending data. * Support monitoring of temperature and humidity-controlled environments. * Document all changes, modifications, programming updates, and set point adjustments in BMS. * Coordinate with maintenance and operations teams for troubleshooting system issues. * Assist in installation and integration of new equipment, instrumentation, and control systems. * Support preventive and corrective maintenance activities, inspections, and site surveys. * Assist in replacement and modification of control and instrumentation equipment. * Support tuning of PID loop controllers and assist in implementing control strategies. * Assist in updating and maintaining operator interface graphics. * Support calibration of sensors including temperature, humidity, and airflow devices. Educational Qualifications * ITI / Diploma / Graduation in Electrical / Electronics / Mechanical / Instrumentation or related field. Professional Certifications: * Certification in BMS, HVAC systems, or Industrial Automation (preferred). Professional Experience * Minimum 2 years of experience in Building Management Systems, HVAC automation controls, energy management systems, or related fields. Skills and Competencies * Ability to read blueprints, control drawings, and logic diagrams. * Knowledge of HVAC systems, BMS programming, and communication networks. * Understanding of psychrometric charts and HVAC fundamentals. * Ability to install relays and perform basic wiring tasks. * Proficiency in using measuring instruments such as temperature, humidity, voltage, and current meters. * Ability to work with HVAC technicians for maintenance and repair activities. * Knowledge of commissioning, troubleshooting, and repair of HVAC and environmental control systems. * Understanding of electronics, DDC systems, pneumatic controls, airflow, hydraulics, and refrigeration principles.
