LOCATION: MAKATI WORK SET UP: On-site - 6 days a week POSITION: BUILDING ENGINEER JOB DESCRIPTION: Ensure equipment availability and minimize downtime Monitor and record utility consumption (electricity, water, diesel) within budget Inspect and monitor equipment operational conditions regularly Conduct regular property/site inspections Address tenant requests and provide immediate action or recommendations Support security in regular inspections and incident reporting Maintain cleanliness, order, and compliance with house rules Develop and implement preventive maintenance programs for machinery and equipment Monitor preventive maintenance schedules and checklists Coordinate and train third-party maintenance personnel Ensure all equipment is operational and properly maintained Ensure timely renewal of operating permits and maintenance contracts Ensure availability of replacement parts and critical equipment supplies Set and enforce vendor SLAs and KPIs Conduct performance evaluation of service providers and contractors Implement fire safety standards and coordinate fire safety programs Monitor fire safety compliance and preparedness checklists Eliminate fire hazards and ensure proper fire system maintenance Support energy management programs and monitor utility efficiency Track energy consumption and report cost savings Oversee construction and fit-out activities and ensure compliance with guidelines Participate in testing and commissioning of building systems Coordinate with construction teams for proper turnover requirements Conduct inspections of tenant fit-outs and ensure compliance with approved plans Ensure compliance with permits, licenses, and ISO standards Prepare technical reports and maintain operational documentation Ensure availability of necessary operational materials and supplies Conduct daily coordination meetings with the technical team Monitor team performance and provide coaching and guidance Ensure smooth communication within the technical/maintenance team Assist in managing OPEX and CAPEX efficiency Monitor and optimize utility consumption (power and water usage) Conduct stakeholder meetings with landlords, tenants, and partners Ensure high customer satisfaction through surveys and service quality improvement Recommend process improvements for technical operations efficiency Participate in corporate trainings, meetings, and company activities JOB QUALIFICATIONS At least 1 year of work experience in the property management industry. Bachelor’s/College Degree in Electrical/Mechanical Engineering,Professional License (Passed Board/Professional License Exam) Willing to work on-site. Amenable to work six (6) days a week.
