Description POSITION DESCRIPTION: As the key support to our Regional Maintenance Manager, your varied duties include keeping your community operating smoothly and according to safety standards while ensuring the timely and accurate fulfillment of all service requests and repairs. You will take ownership and manage your expenses effectively and within guidelines, including materials, tool purchasing, and vendor submissions under management supervision. Your role is essential for maintaining our high level of customer service as well as the cleanliness and marketability of the community to renew and secure new leases. ESSENTIAL DUTIES/RESPONSIBILITIES: Works with the Regional Maintenance Manager in managing all maintenance related and capital improvement plans (1, 3, 5 year) Licensing and Inspections Challenges and complaints Reasonable accommodations Managing and directing Porters as necessary Preventative Maintenance Hiring, firing, promotions, and reviews with assistance of Regional Maintenance Manager. Contracts, bids, and service agreements. New site/building start-up and Warranty defects. Payroll for Maintenance Technicians and Porters Manages maintenance team to achieve operational goals of the property. This includes employee training, instructing, and advising on-site staff of employee procedures and guidelines. Initiates, performs, and oversees maintenance projects. Must be a “hands on" maintenance person. Fulfills resident repair requests as needed. This includes plumbing, electrical, drywall, lock changes, light carpentry, heating, air conditioning, appliance repair, etc. Coordinates and assists with apartment turnovers (Pre-walk and Scheduling). Responsible for Building and Maintaining Maintenance Budget with assistance of Regional Maintenance Manager. Assists with maintenance of common areas (indoor and outdoor) as needed. Maintains community appearance and ensures repairs are noted and completed on a timely basis. This requires regular community inspections and tours. Assures quality and quantity of market ready apartments. Develops and maintains relationships with vendors, negotiates pricing and processes invoices. Assists Regional Maintenance Manager in carrying out the implementation of various policies, standards, procedures, and programs relating to the overall maintenance and upkeep of the property. Ensures compliance with all company, local, state, and federal safety rules. Ensures that unsafe conditions are corrected in a timely manner. Reports all liability and community incidents to the Regional Maintenance Manager immediately. Ensures that all workers’ compensations claims are reported, and proper paperwork is completed. Maintains a positive customer relations attitude. Complies with all Federal and Local Fair Housing regulations and ordinances. All maintenance related operations not mentioned above as directed by the Regional Maintenance Manager. Requirements EDUCATION AND EXPERIENCE: Previous Building Maintenance Management or Supervisor experience required. Mechanical and Maintenance Experience including Electrical, Plumbing, HVAC, Preventative Maintenance, pools and/or construction required. Weekend availability required. CPO Preferred. Experience in managing vendors and working with teams. Strong computer skills, as well as, written, verbal, and communication skills. High school diploma required. CLASSIFICATION: Non-Exempt Expected Hours of Work This is a full-time position: 40 hrs. /wk. Days and hours of work are Monday through Friday; 7:00a.m. to 3:30p.m. (some schedules may vary) Occasional on call weekend and evening work may be required as job duties demand. Lunch break is 30 minutes daily. PHYSICAL REQUIREMENTS: Prolonged periods standing and walking and frequently pulling, pushing, and bending. Must be able to lift to 50 pounds at times. COMPENSATION: $30-$34 per hour, PTO, MN Paid Family and Medical leave, benefits eligibility. ONC Stipend, ONC hours and Snow plow After hours paid at time and 1/2.
