Description Join our team! Galloway Ridge is an upscale continuing care retirement community located between Chapel Hill and Pittsboro in Chatham County, NC. Under the direction of the Assistant Director of Facilities Operations, the Building Maintenance Specialist is responsible for performing upkeep, repair, installation, restoration, refurbishment, and support activities for the buildings within the community, including common & business areas, residential apartments & single-family homes, building equipment & systems, and structural components & devices. This involves plumbing, electrical, appliances, kitchen equipment, HVAC systems, woodwork/carpentry, general maintenance, and miscellaneous service work as requested. The Building Maintenance Specialist may be required to be on call based on a rotation schedule, includes being available to respond to emergency issues or needs at any hour of the day and night for an entire week (Monday to Sunday). Responsibilities include, but are not limited to: Performs upkeep, repair, installation, restoration, refurbishment, and support activities for plumbing, electrical, appliances, kitchen equipment, HVAC systems, woodwork/carpentry, general maintenance, and miscellaneous service work for all buildings in an efficient and complete manner. This include managing personal work requests, communicating work activity details with residents and staff, and recording work activities within the work order system. Maintains assigned supply levels and ordering regarding tools, stock and inventory as needed and requested. Maintains awareness of safety-related conditions and reports and/or repairs those conditions immediately. All other duties assigned include, but not limited to, enhancing the Resident Experience. Requirements High School Diploma or GED At least one year of general maintenance experience is required. Some on-the-job training will be provided. At least one year of woodwork/carpentry, plumbing, and/or HVAC experience is preferred. Working knowledge of general maintenance such as boilers, heating and air conditioning units, refrigeration and freezers, ice machines, electrical wiring, plumbing, painting, drywall work, and minor carpentry is preferred. Must be able to operate hand and power tools and read measuring instruments. Must be able to read blueprints, specifications and schematics. Must be able to follow written or oral instructions, including ability to operate a tablet PC. Must have effective written and verbal communication skills and be able to work collaboratively within a diverse work group. Must be willing to perform duties inside and outside the facility when necessary. Must be able to move heavy objects. Must be willing and eager to work with and provide assistance to the residents of the facility. Must have a genuine interest in geriatric care and must believe in and uphold the philosophy of the facility. Must be able to work independently.
