Description Maintenance Technician II Location: Plum/Penn Hills Pay: $25+ based on experience Arbors Management Inc., one of the region’s most established and respected property management companies, is seeking a dedicated maintenance professional to join our team at our property in the Plum Borough. This low-rise, affordable apartment community sits in a quiet, residential neighborhood and was recently remodeled. We are seeking an experienced Maintenance Technician to support the maintenance needs of the property and its tenants. The right candidate will have intermediate-level skills in all areas of building maintenance, including electrical, plumbing, carpentry & painting, light custodial, and grounds-keeping/snow removal. This is a hands-on role responsible for maintaining the physical condition, safety, and functionality of assigned apartment properties. This position works closely with the Property Manager and maintenance team to complete repairs, preventive maintenance, apartment turns, and capital projects. Key Responsibilities Perform routine, preventive, and emergency maintenance to ensure safe and reliable property operations Complete apartment turnovers in a timely and high-quality manner Inspect, test, and maintain building systems, including central HVAC Monitor HVAC systems daily during peak usage and respond immediately to system failures Maintain common areas, grounds, vacant units, and appliances Maintain controlled access systems (gates, cameras, keys, fobs, etc.) Track and maintain inventory of tools, equipment, and supplies; order supplies as needed Follow all safety policies and ensure compliance across the maintenance team Assist in coordinating capital improvement projects with management Provide hands-on support and guidance to less experienced maintenance staff Work Environment & Schedule Will participate in on-call rotation for after-hours emergencies Work indoors and outdoors in all weather conditions Work in occupied apartment units Ability to handle challenging tenant or employee interactions professionally Physical Requirements Lift up to 50 lbs consistently Stand or walk for up to 8 hours per day Ability to work from ladders and perform overhead work Frequent bending, stooping, crouching, and exposure to dust, fumes, odors, noise, and extreme temperatures Requirements 4+ years of experience in property or apartment maintenance Strong skills in painting, carpentry, electrical, appliance repair, mechanical, and janitorial work Comfortable using computers and electronic devices Strong communication and teamwork skills; able to work independently when needed Valid driver’s license, current insurance, and reliable personal vehicle Must be able to pass criminal background and drug screening
