Wyse Property Management require an exceptionally organised Building Manager, capable of analytical and strategic thinking with the ability to set in place protocols and procedures which enable the execution of the management of our client’s development to the high standard required.
The Building Manager role is an on-site role in a premium residential property located in the Grand Canal Dock area of Dublin 2. The development is a mixed-use scheme comprising about 300 residential units and a number of retail units.

Requirements:

  • At least 3-4 years prior experience of maintaining facility and services
  • Building Management experience
  • Prior experience in trade
  • Performance evaluation role
  • Experience in corporate organisational skills
  • Supervision of teams, projects, contracts
  • Building Manager related skills and qualifications
  • Some knowledge of Landlord & Tenant legislation, RTB regulations.
  • Post leaving cert qualifications, certification, apprenticeship, corporate skills

Responsibilities
  • The Building Manager will work closely with the Property Manager to address resident, owners, board member queries in a timely manner, e.g. meter reading requests, common area maintenance issues, etc.

· The Building Manager will monitor the performance of service suppliers (contractors), manage service suppliers’ activities onsite, evaluate the performance of the services and evaluate the performance of the development as whole. The Building Manager will be responsible for the day-to-day services required by the building, its residents, its owners, and its service suppliers. Together with the Property Manager, both roles will work to reach and maintain the quality requirements agreed with the Client.

  • Recommendation: Identification of existing and new services and establish requirements for effective performance of those services.
  • standards: Devise and revise contract terms for service suppliers to meet the agreed requirements of the development (e.g. security, performance, value, availability).
  • Evaluation: Measurement and evaluation of both services’ and service suppliers’ performance (in fulfilling agreed contract obligations).
  • Logging: Ensure records are contemporaneously updated as evidence of performance. Ensure that scheduled and ad hoc maintenance are completed in a timely manner.
  • Monitoring: Ensuring the continued optimal performance of all services through regular inspection or automated monitoring.
  • Compliance: It is the shared responsibility of the Property Manager and the Building Manager to ensure all services are compliant with any policies set out by the Management Company, the Residential Development Industry, and the State. This includes the services provided by the role of Building Manager and Property Manager.
  • Reporting: The Building Manager will be required to provided detail updates to the Property Manager, and the Board of the Management Company as required.
  • Emergency: In an agreed emergency-situation, the Building Manager role is of critical importance. Availability of the Building Manager is essential. A process for agreeing the qualification of an emergency is a fundamental task of the Building Manager and Property Manager.
  • Remediation Project: Assist in the monitoring of onsite logistics in relation to the works by the main contractor. Be the eyes and ears on the ground daily in relation to progress, issues arising out of the conducting of the works and report to the Client. Highlight any health & safety issues arising out of the works which are a concern to resident safety. Note this is not a requirement to inspect the works, that is the responsibility of the Design Team.
