Attree Properties, a privately-owned commercial real estate company, is seeking a Building Operator to join our team at our Burlington location. In this role you will work independently and be responsible for the day-to-day operations and maintenance of a diversified portfolio of buildings. REQUIREMENTS / QUALIFICATIONS:

  • Minimum 3 years’ experience in commercial building operations
  • Extensive knowledge and experience operating HVAC equipment, plumbing, electrical, BAS, and Life Safety Systems
  • Skills in blueprint reading, as applied to technical areas
  • A dedication to providing exceptional service, every day
  • Exceptional skills in communication, organization, customer service, interpersonal and time management
  • Self motivated, professional and flexible; able to work both independently and as part of a team
  • Detail oriented; able to resolve problems using facts and sound reasoning
  • Must be able to lift 50lb
  • Must be able to climb and safely use ladders
  • Friendly and courteous with professional image
  • Valid Drivers license with clean drivers abstract, and a vehicle

Responsibilities
  • Operate, maintain, inspect, and test HVAC, electrical, plumbing, chemically treated water systems and life safety equipment
  • Respond to tenant requests
  • Maintain daily operations log and maintenance records
  • Perform general repairs/maintenance to the interior and exterior of the building as required.
  • Manage and maintain, providing clean, safe, appealing buildings and property at all times including but not limited to base building mechanical and maintenance areas.
  • Administer files and records, which include processing work orders, purchase orders and project documents.
  • Manage construction and capital projects, and monitor to ensure base building systems are not altered or damaged and that building codes are followed by contractors working at the property.
  • Maintain inventory for filters, fuses, lamps, ballasts, plumbing supplies and HVAC parts.
  • Ensure Fire Safety Equipment complies with Fire Code and that fire safety procedures are followed on an annual basis.
  • Assist annually in the budgeting for the building and ensure compliance with budgeted costs through the year.
  • Supervise outside contractors and staff as required to ensure completion of tasks as obligated with minimal disruption to the tenants and the building.
  • Ensure all Life and Safety documents are current, displayed and practiced while performing duties
  • Respond to emergency calls on a 24-hour basis for a group of commercial buildings
