Job Title: Building Operator
Location: North York, Ontario
Job Type: Full-time, Permanent
About the Job: We are currently seeking a dedicated and experienced Building Operator to manage the operations of two office buildings in North York. The Building Operator will be a key member of the Operations team, focused on maintaining the company’s standards of management and service excellence.

QUALIFICATIONS:

  • 5+ years of experience in building operations, with a focus on Class A office buildings.
  • Experience with heat exchange units, Cooling systems, and heating systems.
  • Hands-on experience with water testing.
  • Completion of BES I & II.
  • Knowledge of the Occupational Health and Safety Act (OHSA).
  • Completion of WHMIS, Lock-Out/Tag-Out, and Working at Heights training.
  • First Aid and CPR certification.
  • Strong communication skills, both verbal and written.
  • Ability to support team members and interact courteously with all levels of employees, tenants, and the public.
  • Flexibility to work rotating shifts.
  • Ability to work independently with minimal supervision.

Responsibilities
  • Ensure the proper and efficient operation of all building systems, including the inspection, repair, and modification of equipment and devices.
  • Monitor tenant construction and capital projects to ensure compliance with building codes and prevent damage to base building systems.
  • Liaise with consultants and supervise outside contractors to ensure adherence to building rules and regulations.
  • Provide continuous operation of all building systems during normal working hours and schedule major overhauls during off-hours, holidays, or weekends.
  • Perform maintenance and repairs, including filter replacement, lamp replacement, plumbing repairs, and small motor replacements.
  • Conduct regular inspections of the interior, exterior, and roof of the properties and arrange for repairs as needed.
  • Perform daily walk-throughs, equipment checks, water treatment tests, and take readings.
  • Maintain the grounds, including litter pick-up and snow removal.
  • Perform monthly diesel generator testing and routine maintenance on electrical, mechanical, and structural components.
  • Assist in obtaining quotes for work to be performed.
  • Prepare and submit monthly operational reports, including utility meter readings.
  • Check base building fire extinguishers and emergency lights.
  • Monitor the fire alarm system and perform monthly fire, life, and safety testing.
  • Provide guidance to junior team members to ensure safe and efficient work practices.
  • Respond to tenant requests and escalate complex work orders as needed.
  • Communicate health, safety, and environmental concerns to management.
  • Adhere to the company’s health and safety policies and procedures.
