THE ORGANIZATION

New Chelsea Society is a non-profit organization that provides affordable housing to various groups of people in Vancouver. It was established by local branches of the Royal Canadian Legion to support veterans, but it has expanded its scope to serve seniors, people with disabilities, and families as well. The society owns and operates 21 properties that offer different types of housing options. It also runs Winch House, a temporary housing facility for injured members of the Royal Canadian Legion, the Army, Navy, Air Force Veterans in Canada, and emergency first responders who need a place to recover.

REQUIREMENTS

  • Minimum of 3 years of experience as a maintenance worker, handyman, or in a related role.
  • Experience working with senior, family, special needs residents, and/or mixed housing; experience in the non-profit sector is an asset.
  • Strong mechanical and technical skills.
  • Proficiency in plumbing, electrical, HVAC, and common building maintenance.
  • Good computer skills, with the ability to use MS Office (Word, Excel, Outlook).
  • Experience with property management and maintenance management software is an asset.
  • Excellent analytical, problem-solving, organizational, time management, and prioritization skills.
  • Demonstrates flexibility and a strong work ethic.
  • Familiarity with the Residential Tenancy Act (RTA) of B.C. and its regulations is an asset.
  • Must possess a valid B.C. driver’s license and have access to a reliable vehicle.
  • Ability to work with a variety of resident groups served at NCS properties.
  • Ability to work from multiple locations across the NCS portfolio.
  • Must pass a criminal record check related to working with vulnerable residents (children and seniors).

Responsibilities

PURPOSE

The Building Service Worker is responsible for maintaining the cleanliness, safety, and operational readiness of residential properties while working as part of a collaborative team. This role combines janitorial duties, routine maintenance, and minor repairs with responsive resident service to ensure a high standard of living across all assigned sites. The BSW works closely with Site Managers, other BSWs, and support staff to complete service requests, assist with suite turnovers, and uphold building systems in line with organizational policies and safety standards.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Maintain the order and appearance of common and public areas, including vacant suites, by washing, sweeping, mopping, vacuuming, carpet cleaning, power washing, dusting, garbage removal, light landscaping, leaf cleanup, and snow/ice control; provide janitorial services as required.
  • Prepare suites for turnover by cleaning, patching/painting, replacing minor fixtures/hardware, and completing minor repairs to meet move in standards.
  • Conduct routine maintenance and minor repairs on plumbing, heating, mechanical, and electrical systems that do not require a licensed tradesperson; escalate promptly when trade level service is required.
  • Perform scheduled rounds and inspections (e.g., boiler rooms, fire alarm logs, security/entry systems, exhaust/makeup air equipment) and maintain accurate inspection records; identify hazards/deficiencies and report for follow-up.
  • Using proprietary software, but not limited to, update and close work orders; generate purchase orders, and maintain organized records related to building operations and resident management.
  • Assist in sourcing and coordinating external service providers; track parts/materials.
  • Assist Site Managers by arranging contractor site visits, coordinating access (including unit entry when authorized), communicating scopes and safety expectations, monitoring progress/housekeeping, verifying completion, and documenting outcomes.
  • Respond professionally to resident inquiries, complaints, and emergencies; provide information, troubleshoot basic issues, and take appropriate actions or escalate in accordance with organizational policies, procedures, and code of conduct.
  • Deliver and post resident notices, forms, and entry notifications as directed; ensure accuracy, professionalism, and compliance with organizational policy and applicable legislation; document delivery in the appropriate records.
  • Collaborate with Site Managers, fellow BSWs, and other departments to prioritize tasks, sequence work around resident activity and vendor schedules, share status updates, and deliver consistent service standards across assigned properties in accordance with the Society’s stated Mission, Vision, and Values.
  • Follow safe work practices and PPE requirements; maintain tidy mechanical and storage areas; respect access/entry rules and privacy; support life safety readiness and assist during drills, alarms, and incidents as directed.
  • Work according to schedules and priorities set by the Site Manager or Senior Site Manager; adapt to changing needs and urgent requests while meeting responsiveness and quality expectations.
  • Participate in the shared rotation of after-hours on-call property coverage.
  • Perform other related duties as assigned by the Site Manager and/or Senior Site Management.
