Description

We’re looking for an experienced, tech-savvy Live-Out Building Superintendent to join our team at a modern high-rise rental property. This is a cutting-edge, fully digital building equipped with keyless entry, smart building controls, contactless amenities, and advanced automation systems.
The ideal candidate is a self-starter with a strong background in building operations and a passion for innovative technology. You should be confident working with integrated digital platforms, smart locks, virtual concierge systems, energy monitoring tools, and building-wide WiFi/network infrastructure. Previous experience managing similar high-tech residential properties is highly preferred.

Key Responsibilities:

  • Oversee daily operations of a high-tech, fully automated residential building
  • Conduct daily inspections of the property, including digital system checks and smart equipment monitoring, identifying and resolving any maintenance or safety issues.
  • Conduct routine preventive maintenance and coordinate with external contractors as required.
  • Perform maintenance tasks, including minor electrical, carpentry and plumbing work as required
  • Troubleshoot and escalate technical issues related to building systems and digital infrastructure
  • Serve as the first point of contact for tenant concerns, service requests, and emergencies, including remote support through building platforms
  • Provide walkthroughs and support for tenants unfamiliar with digital building features.
  • Maintain accurate records of maintenance activities, inspections, and repairs.
  • Respond to emergency situations (e.g., fire alarms, floods, power outages) and coordinate with emergency services as needed.
  • Track inventory of tools, supplies, and replacement parts
  • Coordinate and supervise third-party contractors and vendors on site, as required
  • Ensure compliance with fire safety protocols and digital security systems
  • Maintain cleanliness of mechanical areas, garbage/recycling facilities, and common spaces
  • Participate in a rotating emergency on-call schedule
  • Communicate effectively with the Property Management team using digital tools for reporting, maintenance tracking, and building analytics

Required Skills & Qualifications:

  • Minimum 3–5 years of experience in residential building operations or facilities management, preferably in high-rise or multi-residential properties
  • Strong technical aptitude with hands-on experience using smart building technologies, building automation systems (BAS), and networked access systems
  • Proven ability to troubleshoot independently, prioritize tasks, and respond to emergencies under pressure.
  • Strong digital literacy: confident using digital platforms and mobile apps for work orders, building management, and tenant communication.
  • Familiarity with Fire Plans and Safety Code regulations in high-rise buildings
  • Solid understanding of building systems: plumbing, electrical, HVAC, mechanical, and fire safety systems.
  • Strong interpersonal and communication skills to interact with tenants, contractors, and property management professionals
  • Ability to work independently and adapt to a fast-paced, tech-forward environment
  • Valid driver’s license and access to personal vehicle
  • Criminal record check required
